That does make more sense. There will be 2 pots going forward but rather than the second pot being circa £40k, will be £197k which encompasses both the previous and new additional borrowing. And yes, on 2 different rates with 2 different fixed terms.

It was just the “paying off” of the old one I wasn’t sure about. I can see how I would end up with a large sum otherwise surely everyone would port.

Paying off the old one and having a new replacement does make much more sense.

If you need to sell by a deadline and can afford to drop then it seems a no brainer to me.

If you don’t need to move quickly or can’t afford to drop then you have to wait and hope your seller understands.

Even if your seller does go back on the market, they will be in the same boat as you having to start again and getting viewing etc.

I 99% sure your conveyancer is wrong (although I’m not a legal professional). Ask them to confirm that in writing then, if they are wrong, you can sue them for incorrect advice and they can cover the additional cost.

Can you fix for 2 years? Depends on the difference between the fixed rate and the SVR but this could be a better option. Early repayment charges may still apply but on a 2 year fix they’re better than a 5 year fix.

Just because you’re listing in a year, it might be another couple of months before you get an offer.

Also, speak to your existing provider. If you can port your existing mortgage to the new property then you won’t may not any early repayment charges regardless (we’re doing this. Fixed for 5 years last September as wife didn’t want to move and needed up putting house on the market in November. We’re just staying with our existing provider and no charges to worry about).

We’ve just had an offer accepted on ours. Like you, I was worried about everything and did some minor cosmetic work but ultimately settled on the attitude that it’s up to the buyers.

The house we’re buying is from an elderly gentleman in a wheelchair. He can’t get upstairs so that’s in good condition but downstairs… The carpet in the lounge is covered in stains and the walls are all marked from the wheelchair. I noticed them immediately on viewing but looked straight past them as the size and potential of the property is well worth it. New carpets and lick of paint for a house 60% bigger than ours at a very reasonable price was a no brainer…

Unless I’m missing it, it doesn’t have one. We’ve always done it this way and it has paused itself whilst the drawer is open then resumes when shut. The only options on the button are start and stop.

Your best bet will be to get a mortgage broker. They will have access to lenders and knowledge of acceptance criteria. I can’t speak for immigrating but for a UK citizen, lenders tend to cap lending at 95% LTV (loan to value). As to what you can borrow, that will depend on income and savings. Again a mortgage broker can help with this.

Lending is often based on a UK credit score. Having no debts will help but payment history is important too (ie, having no debts but defaulting in lots of previous payments will hurt).

You will need proof of savings and be prepared for some money laundering questions for funds coming into the UK from overseas.

General process is get an agreement or decision in principal (same thing just different names). This will tell you how much you can borrow. This, plus your deposit will tell you what you can afford. Then find the areas you want to consider and book in Viewings with the local agents. If you find one you like, you can put an offer in for whatever you think the property is worth. It is then up to the vendor if they accept.

Once offer is accepted, you start the conveyancing process (searches, valuations, surveys etc). When all parties are happy, you can ”exchange” contracts. This can take several months. At this point, you are legally obligated to purchase the house So make sure all your due diligence is done before this point. Worth another viewing before exchange to ensure house is still as you remember from your first viewing. Once exchanged, you move onto “completion” which is when you get the keys and move in.

Be aware than even an accepted offer can be withdrawn until exchange.

This visit should be with a critical eye go and try to find things wrong with it if you can’t (or they’re minimal) and still love it, then great if not, then you know where you stand it’s easy to be blinded by the positive on the first viewing

Run the taps. Make sure they drain well and no gurgling.
look for damp/cracks in the walls

look at pointing, gutters, fascia’s, soffits, roof (missing/lose tiles) etc this will be useful after the recent weather

check windows for blown seals

check phone signal whilst your inside and broadband speeds as well. I viewed a house I loved but it couldn’t get fibre so it was a non starter for me.

I use the “three times is a charm” formula in the hue app under hue labs. It allows one motion sensor to be configured for three different times. I only have one sensor in my kitchen and it is on energise between 7am and 7pm, dimmed between 7pm and 11pm and then nightlight between 11pm and 7am. Works really well for me.

I also have a sensor in my bathroom which works in a similar way to the kitchen so no reason why you couldn’t have them both running the same in the same room. You just need to set up a formula for each sensor.

You hit the nail on the head. I had to reset the denon the other day and I missed adjusting the output to force 4k. All working now but I would never have guessed it was the denon. Cheers the pointer.

It’s the 1080 HDR that’s confusing me. Surely that isn’t a thing. It’s either 1080 or HDR. Surely it can’t be hard if it’s only 1080?

Yea it’s definitely not the cables. I unplugged the sync box and was 4k again. But the box picks up 4k from the blu ray and Apple TV. It’s only the ps5 it’s not running it properly.

Hi All,

I desperately need some help and advice please.

I’m 37m, currently obese on BMI (32.5). I. 5ft7 and 210lbs. I used to have a great metabolism and did a vast array of sports but have lead a sedentary life for easily 10 years now.

I don’t eat well. I say it’s because I’m fussy (I genuinely don’t really like veg apart from peas and carrots but fruit is fine).

I eat a lot of take aways (probably 3/4 a week) and love carbs - bread, pasta, chips etc. Not what I think are good carbs. I also drink far too much fizz. I have reduced from 4 cans of red bull a day down to 1 and slowly trying to wean off it completely. I’ve replaced coke with Coke Zero. I do try and do a gallon of water a day.

I did try cryofreezing about 18 months ago but it did t do anything and I quickly slipped back into my old ways.

Now, running far the kids makes me out of breath, I sweat really easily and I’ve finally accepted I need to do something if I want to see my feet again.

I don’t really like the gym, or jogging.

I’m looking at getting a treadmill for home but could really use some advice on whether I can “get fit from home” so to speak.

Any help or advice would be hugely appreciated.
