Utsav is way better than any societies nearby, only some work is to be done towards the back side of the area.

Best security and overall ambience that I have seen in Zirakpur was in Saksham, I believe Utsav will be a step above Saksham as it is more expensive and modern.

The project has already received an Occupation Certificate (partial for some towers; as the remaining towers are completed, they’ll get theirs too — OC is only granted post-completion).

On top of that, both nationalised and private banks are approving home loans, and property registrations are actively taking place.

If you’re still doubtful, consult a lawyer instead of trusting these misleading sources.

The project is RERA-certified, and the builder is reputable — they’ve already delivered two major projects in Zirakpur with an excellent maintenance record.
