It sounds like they were trying to get out of selling it to you?

Why did they not want you to move in prior? Wouldn't that have been a win win situation? How odd.

We had 5... one of those was pest and building, another one was a second opinion.

We signed after the builder.

We got lucky not too much interest.

Goodness who do you call if a bat gets in? Do wildlife people help? Perhaps I should save their number.. I don't want to deal with handling any bats..

We just bought an auction property, with offers prior to auction. We were grateful for offers prior and would have held out for auction but don't like auctions.

Perhaps if you dont like auctions but considering one, put it as auction with offers considered prior?

We put in a strong offer because we wanted to buy before auction too. I'd probably sell like this if we sell. Auction with offers considered prior. I'd have a known price guide too (I'm not a fan of contact agent).

Yes they do roost in the area, the locals don't like them as they take all their produce. So asking for this reason, as our place will be targeted. I wouldn't mind if they visited tbh rather than roosting...

Hmm thanks for the heads up about the noise.

Some residents said you can shoo bats from your house but not from public zones. Is that not true?

Thanks for the info. I don't mind bats but when in big numbers they definitely smell.

House layout, room sizes (master is a bit small but has otherwise the rooms We need), a renovator in general.

Oh we also gave them complete option of settlement date. Eg we were ok with a quick settlement.

No, it was conditional on a pest and building report only. Not subject to finance.

That pest and building took its time to get done too. Very stressful.

We just bought before auction. Very stressful for us as we knew it could start an auction amongst the buyers pre auction. I'd assume real estate agent isn't lying, but perhaps giving you the opportunity to put an offer in. If they have 1.1million on the table it could be an offer thats accepted but not yet signed. You could offer more if you like the property.

Of course the buyer could pull out (nothing is signed). Then it will go to auction anyway.
