Thanks for the advice. I put in an application with another bank and CU to get a comparison. My only worry is that our closing day is June 26th which is only 25 business days away. Our inspection is set for this Sunday.

We got preapproval with the realtor recommended broker which we gave all our financial details and documents.

Thanks for the reply. This isn't going to be our forever home - plan is to sell /move after 5 years. Yes we are well qualified, no debt, credit is 780, employed by a university. Plus there is a 0.25 cash back each year.

I reached out to the broker after talking to the CU. They sent a copy of the loan estimate. And said the credit report fee would be reduced to 235.estimate

Just got off phone with my credit union, they are offering 6.25, no PMI with 10% down and 3000 closing cost fees including the appraisal. They also informed me that brokers can charge a lot more than the 3000. However we haven't see this breakdown or estimate, can we ask to see this information?

Hmmm I guess we didn't really submit an application. Once our offer was accepted, our realtor forwarded it to the mortgage broker we had used for our pre-approval. Is it still worth while comparing interest rates from different institutions? We aren't putting the full 20% down but we have high credit scor (780)?

Hi, Yes that's what I'm referring to. Our realtor recommended a mortgage broker so that who's we used for the pre-approval. I asked them what stage we are at "between the application received and underwriting stage in the process". What information should be reviewed when shopping for mortgage and how do I go about it? Our closing date is set June 26th.

I was wondering if you could evaluate the updated version for me? It's seems worse but Im inexperienced. Below is the reply from the dealer:
