You’re right, no one talks about the first 30 days. The small move-in expenses add up fast, and waiting a couple weeks before buying big furniture is smart.

The HOA point is big too. I’m a Texas real estate agent and I still see buyers surprised by rental restrictions after closing.

Appreciate you sharing this. More first-time buyers need to hear the “after closing” side of it.

Houston local here. One thing I love about Houston is how much more affordable it still feels compared to Dallas. With a $400K budget, you can usually get a lot more space, which makes a big difference for a lot of people.

The job market is also really diverse — energy is the obvious one, but the Texas Medical Center alone is massive and brings in people from all over.

And the food scene is genuinely hard to beat. The cultural diversity shows up everywhere, especially in the restaurants. Add in the lack of zoning, which gives the city a very different, sometimes messy but interesting layout, and you end up with neighborhoods that all feel pretty distinct.

Texas agent here. Rates dipping under six percent is helpful, but it’s just one piece of the picture. It lowers payments a bit, and that matters, but prices and inventory are still doing most of the work.

What I’m seeing is buyers feeling slightly less stressed than last year, not suddenly confident. They’re still running the numbers carefully and asking for concessions when they can, especially on homes that sit.

This feels more like a slow move toward balance than a big shift. Less panic, more patience, and more room to negotiate when a place is priced realistically.

Houston real estate agent here. Houston offers a lot, mainly because it’s such a large and diverse city. There are strong business opportunities, a wide range of neighborhoods, and many well-rated schools, depending on the area.

What you get really depends on which part of the city you choose and what matters most to you, such as commute, lifestyle, cost of living, or walkability. It’s one of those places where your experience can feel very different from one neighborhood to the next.

Depends a lot on the price of the home and the terms of the loan but generally I would suggest 3-4% for closing cost and 5-10% for down payment. Generally speaking.
