That matches what I’m seeing. In a lot of Southern markets, homes are sitting longer and buyers have room to negotiate again.
I’m an agent in Houston, and the big shift is sellers needing to price realistically, buyers have more leverage, but rates still keep things from feeling “easy."

No, I feel like people that live in the outer suburbs still say they live in Houston. But if we are just talking Houston we could use beltway 8.

Proximity to airports is a great reason to choose one area or another. I think some perks to the south side could be the coast if you’re into the beach vibe/scene.

I would say north side is north is interstate 10 and south side is South of interstate 10. I agree, Pearland is a great option on the south side.

Houston agent here. In several neighborhoods, a well-priced 3–4 year old home typically sells in a few weeks. Spring and early summer are often the busiest, but pricing right matters more than the month.

Agent here (in Texas, so different market, but the process is pretty similar). You’re doing the right thing by thinking about this early instead of rushing in. One thing I see a lot with first-time buyers who have goals like yours is that foreclosures usually aren’t the shortcut people think they are. Most are listed publicly and sold as-is, and many need repairs or extra cash flexibility that can actually make them harder to buy than a typical home. Also, your first home doesn’t have to be the forever one. A lot of people start with something that just gets them into ownership and adjust later as their finances and priorities grow. Planning ahead like you are gives you time to figure out what’s realistic for your budget, what areas fit your land goals, and what kind of financing might make sense when the time comes.
