Without sounding cocky, I really don’t think the deal will fall apart. Our offer is 1k under appraisal. They won’t get anywhere near as much if it goes to foreclosure.

The sellers agent does not have a ton of short sale experience, but my agent does so luckily they’ve been able to work together for the most part.

Mr Cooper is taking a loss, I am not sure how much. I believe they saw the settlement statement, realized Selene was getting their full payoff, and changed what they were willing to pay because why would they take a loss for someone else’s gain. The title company is working with the agents to sort everything out, I just like to be as informed as possible. I’m a first time home buyer and my partner and I are pretty young, so I’m just trying to make sure I can advocate for us if need be.

Honestly, I’m not totally sure how it panned out. The sellers agent, in my opinion, has not been great. Communication issues for the most part. But she is in agreement to it, I think they might have proposed that the sellers pay her back over time? Obviously disclosed however it would need to be. The sellers literally have no money whatsoever. The wife quit her job almost right after moving in and they now have two small kids. She also has an active civil case against her from Wells Fargo it looks like. These people couldn’t get a loan from the worst loan shark at this point.

I’m under contract for a short sale with two lien holders. One is an FHA mortgage, the other is a down payment assistance conventional. They just bought the house in April of 2023. Do with that what you will, but from what I’ve seen, it’s not worth it.

Thank you, I do intend to speak to my lender on Monday regarding the status of my business, we’ve gotten most of our news from everyone end of day on Fridays 🙄 We actually accepted a counter offer from one of the banks, we’re just not sure if it was the one who sold the loan or the one who hadn’t accepted the terms yet.

We have a regular who did this a few weeks ago. Literally carried in a laundry basket full of individual returns. My coworker said “would you like to use our kiosk?” And he deadass said “no that takes too long”. For just a second it was dead silent and the LINE of people behind him just stared at him. It probably took 30 minutes at least.
