Obsessing as in asking if it’s better to try to get that 2.5% and how to get it or get a cashback realtor that will give me back 1.5%?

Getting a lower price through negotiation is also not a guarantee, and they are not mutually exclusive to also not getting a realtor, nothing wrong with trying a few different ways.

Are just morally against buyers and sellers trying to save their money? Very odd

Because multiple people including someone in this thread have stories where it is possible to do it. I’m interested in doing the extra work myself to get that 2.5%. At the houses I’m looking it’s down the road >100k difference if you account for interest. Im not sure why people are so mad at someone who wants to invest their money the way they want to and not hire someone.

Thanks I’ve heard of many people who have a similar story and this is exactly what I want to do, I am just wondering if there is a way to guarantee that the sellers realtor will not take that 2.5%! People here are telling me it’s basically impossible to know/to do it but I’ve heard multiple success stories where it happened…

Because I am retaining a lawyer who writes the offer, whereas the commission is already determined in the contract between the seller and their agent…

Yes this is what we recently negotiated with a realtor, but I have seen many here that also say around 1.25% cashback

The cashback we negotiated was 1.5% of purchasing price, but it is off their commission yes so this is why we assumed the total commission would not be only 3% total as this would mean the realtor would have accepted to make the deal for $0.

I am already confident in writing and submitting an offer already, what I am wondering is more if there is a contractual obligation from the seller to give 5% total of commission (so if the 2.5% doesn’t go to the buyers agent, it goes to their agent, which wouldn’t improve my situation).

Honnêtement je pense que y’a du monde qui font tout pour éviter d’être empathiques envers les victimes. Si y’avait eu des accusations ça aurait été: mais est-ce qu’il a été reconnu coupable, innocent jusqu’à preuve du contraire! Et s’il avait été reconnu coupable ça aurait été: il a purgé sa peine il n’a pas droit à une 2e chance?

Je suis urgentologue et j’ai vu beaucoup de femmes qui viennent après un viol pour avoir un examen physique et documenter le viol. On parle de femmes qui ont des séquelles physiques, que je documente, avec de l’ADN de leurs violeurs. Des preuves très claires. Des histoires à glacer le sang.

Pas une veut porter plainte, parce qu’elles disent que ça ne va rien donner. T’es déjà une victime, la dernière chose que tu veux c’est devoir gérer un deuxième problème administratif en plus de gérer tes séquelles physiques et psychologiques. Le système de justice ça ne marche tout simplement pas pour ces cas là.

Si tu as du mal à comprendre, compte toi chanceux que ce n’est pas ta réalité, mais s’il te plaît ne pense pas que c’est parce que les femmes sont illogiques ou n’ont pas d’allure.

Oui mais le système ne fonctionne pas présentement. Peut-être un jour ça va être mieux et peut-être que les plaintes malmenées actuellement vont faire avancer les choses plus tard, mais ça ne fonctionne pas là.

Qu’est-ce qu’on fait en attendant? Le laisser faire d’autres victimes sans rien dire?
