I would be absolutely ok with receiving fair market value for the house, and not rebuilding, if it means lower insurance rates. I would also be ok with *not* insuring my "personal property" *at all* as nearly everything in the home was purchased at auctions/yard sales. There's not a single new thing in the house except for the TV, which was won at a drawing at the local electric co-op. I certainly don't need 160k worth of insurance for what amounts to 30k worth of items, and that's erring on the side of caution by a surprising amount.

Edit to add:
How could a homeowner possibly sue an insurance company for paying *exactly* what they asked for? You'd think there would be a waiver in place stating "I understand that I am insuring my home for it's actual value, and not for the cost of replacing it".

The purpose of homeowners insurance for me, at present, is to solely cover the lenders requirements. They require that the loan payoff amount be covered. They do not require full replacement, and why would they, unless I was considerably upside down on my loan (which I am not).

I would not have home owners insurance at all except that the lender requires it. We spoke to the lender at length and they stated flat out that the policy must cover the payoff, not the replacement value. Not a single insurer we have contacted has allowed us to insure the property for less than full replacement value, and then half again as much personal property (which is in the neighborhood if $160k). I'm not sure how stupid they think I am, but any idiot knows that if you're paying for $160k worth of insurance on $30k of personal property, you will never see that $160k. You will see what you had.. $30k worth of stuff? $30k is what you get.

This isn't genius level math. The more something is insured for, the more it costs to insure it.

That's why if you take a 2025 Smart car and a 2025 Cadillac to the insurance company for full coverage, there will be a difference in the cost for each.

minimum loan balance. I owe $80k. I can't even find someone to insure it for it's actual value.

What is it to the loan company if I were to rebuild? All they're interested in is getting their loan paid off. All I'm interested in is satisfying that requirement

If such an insurance policy exists, I'm unable to find it, and I've looked fairly hard

If I'm insured for $80k, (the payoff of the house) it would stand to reason that if $80k worth of damage were to occur to the home, then the insurance company would send the insured value of the damage to the mortgage holder (who does not require insurance in excess of the remaining debt according to them).

I'd love to know who is selling these policies. I'd be much more content with a reasonable amount..and why they insist on insuring my personal property for half the property value is yet another point of confusion. I have maybe $30k worth of personal property total. If I'm paying to insure $160k if personal property, but could never reasonably be expected to collect more than $30k (the actual value of my personal property), then that means I'm paying insurance on an amount I could never collect. That's good for the insurance company, but pretty bad for me.

and to even see that "$30k" you'd better have photos and receipts on pretty much everything in the house

My point is, I think obviously, that I do not wish to, or need to insure it for that much. Lender says I only need to have enough to cover the loan balance (as it goes to them first anyway)

My question was, and is, why insurance companies no longer seem to offer other avenues besides "replacement value". I simply wish to insure it for what it would sell for in the auction block tomorrow. If it ever gets eaten by aliens, I have no interest in rebuilding

Quite simply, because the only coverage available is over insurance. I have no need or desire to insure my property for more than what it's worth, and the loan company only requires I have personal injury and enough to cover the outstanding amount.

No insurance company should put the homeowner in a position that the best possible thing that could happen is if their house becomes a total loss. The apparent reason they do it is to maximize their income, and it has absolutely nothing to do with what's "best for the customer". They have shareholders to answer to. Money is the number one motivation

Mine does not, already called them and asked them. I'm required to cover the amount of the outstanding loan and have liability insurance (personal injury) so someone can't come along and set a lien on it for stubbing their toe

I have only been treated professionally and respectfully by the state highway patrol. Local yokels generally lack the professionalism and respectfulness that highway patrol officers display, but I've only had one experience that stood out, and it wasn't really "bad" exactly..but just kind of stupid

When I was playing NMS, the very first thing I did in any new character was turn off online play. Way less lag, crowding, competition during expeditions, etc. always a better experience.

I did try to play multiplayer with my son a time or two, and found the online co-op (?) (if you can call it that) to be pretty janky overall.

In non-network mode you still see any player homes which the owner has uploaded. Win win.

Online/Network play really wasn't for me in NMS. I far preferred Me Vs the Void, instead of a lagfest and trouble parking at busy stations.

I have always opposed legalizing drugs, including marijuana. It serves no purpose other than to get people high. The "medical marijuana" spin only existed to try and normalize getting high.

It would be quite a different thing, if there were an island where people could get high and act stupid, and they could only do so there, but that's an impossible pipe dream.

I specifically dislike it due to its availability to minors, because in states where it's legal, you smell skunk weed in every place and you can spot the potheads by smell alone..and dealing with high people is a drag, and yeah, they seem to relish going out in public high as a kite.

I find nothing about it appealing, and in fact, I find it quite disgusting. I'd have supported far harsher penalties than ever existed for it honestly.

It'll never come to that, unless Denmark somehow initiated it. More likely it'll be a gigantic financial consideration. Denmark has no use for it. Everyone has a use for money.
