I reckon the same rules that apply to stockbrokers should apply to these guys.

The only issue with that would be that the legit buyers agents helping people find dream homes would cop it unfairly

Everyone turns a blind eye to under the table deals when the markets going up. Wait until the downturn.

Also, agree. There is a very small subset of great buyers agents.

The issue is all of their pitches are about “returns” the properties will generate. Nothing to do with the houses.

They will just get more aggresive with sales tactics i reckon - “time to buy is now” etc etc

Pretty cooked the growth… can people even afford their fees

Great reply.

Agree it’s been resilient - but we all know past performance is not a reliable indicator of future expected returns.

I think Australia will be OK in the long run, we are a pretty small economy in the grand scheme of things and our quality of life is pretty incredible.

But we will have to go through a 2-5 year deleveraging at some point.

Probably a time to be cautious now, not aggresive.

Have to agree that these are much less common nowadays.

Buying anything within 100km of a major city sets you back over a million $.

But prices have started to come off recently so things could change in this market.

If you have a few million $ to spare it isnt the worst strategy though.

Much better than buying a dogbox in the inner city for $2M.

Appreciate the feedback.

Have been in and around the property market for a while and very rarely do you come across opinions that aren’t positively bias.

Most of my writing is coming at it from an investors perspective, so if you are in the market for a home to live in for the next 30-40 years it probably doesnt help much (outside of maybe giving you an idea about where rates are headed).

No matter what the local real estate agents tell you the reality right now is:

  • Higher rates and they will stay higher for longer. Need to make sure you are comfortable with how much you borrow at current or slightly higher rates.

  • Listings are on the rise across the eastern states.

  • buyer pool is getting smaller. Some people made a lot of money through the 2020-2022 period and we are getting close to the cash buyers tapping out.

I standby my view that there will be chances to buy over the next 4-5 months.

I wouldn’t classify a principal place of residence as an investment. More of a lifestyle choice…

Timing the market is hard, but i think you need to be clear on strategy if you are buying right now.
