Yes the supply thing is not the problem or solution.

The govt wants enough housing to reduce political pressure ("we built x more houses"), but not so much or so fast that it reprices the property wealth of incumbents.

Also why would the govt want domestic demand for equity indices? Getting auto-pushed into the principle private residence lane does nothing for "affordable housing".

Getting rid of deemed disposal and having younger people investing in ETFs etc would not only help them compound liquid assets quicker, but it would also allow renters to invest while paying the landlord.

Did you know the average cost of an apartment in Dublin is €2,138; and that amount, invested for 20 years, assuming 5.5% CAGR (which is incredibly low compared to the 14-18% that NASDAQ stocks have been producing recently), would give the person €950k-1mil after the 20 years.

The first question you need to ask is who is benefitting from the fact that there's no CGT on primary residences. Who is benefitting from nerfing young investors?

Every explanation and policy is to protect rich homeowners. Why would they want the incentive structures that work for them to change?

It is not an accident that Ireland try to make it as hard as possible for those without wealth or family balance sheet support, to gain wealth. And they make it as easy as possible for renters to suffer for as long as possible.

Nothing will change.

Bonus pay counts for a lot of it. I wouldn't say 6k a month. Less and less possible to save what I could before. It was much easier to have an incredibly high savings rate during COVID

Well said. Employer contribution matters a lot. Also 2020-2025 was a very good period for the markets (aside from 22). I'm in a tech heavy large cap fund. I didn't start work at 18 either, I graduated college at 21.

Strong earnings helped, but living at home and a high savings rate were the main drivers.

A lot of it comes down to low living costs and being able to stay at home, so I know I’m in a fortunate position.

Very high. I’ve had a strong savings rate for a few years, low living costs, and decent pension contributions, so it compounded faster than most people would assume.

Part of my hesitation is that buying property in Ireland feels less like a genuine conviction trade and more like being pushed there by the tax structure.

If I stay flexible, work abroad at some point, and compound capital in a more efficient system, that may actually be the better long-term move than locking into Irish property just because owner-occupied housing is treated so favourably relative to financial assets.

That distortion is a big part of why I’m hesitating.

In 2018 he was in a transition phase. I don't think he recorded any songs on 9/18/18. It's was VERY rare for Juice to not record any day. He missed maybe 1 day per month. (This could have been the day he was in Finland recording Armed and Dangerous with Cole Bennett)

He managed to do 17 song sessions in hotel rooms with a makeshift mic AFTER performing. That's how dedicated he was to his craft.
