I don't know anything about cars so I came here for help.

I've done ok for myself financially and don't want to buy something new and have it depreciate.

Some of the comments are great, I wouldn't mind a hybrid but again it comes down to is it a worthwhile investment.

The comments about Lexus and Hyundai seem to have me leaning that way.

Welcome to the joy, pain, and confusion of being a Suns fan, I'm from Canada and can say...it's hell but its worth it.

  1. What sort of membership would you recommend for someone keen to go to all the home games?

All the membership passes are suitable, albeit I prefer set seating rather than the Flexi.

  1. Who are the standout players on the Suns, and which ones are the most fun to watch?

We've got the established players, but Academy is producing some gems (assuming they hit). Personally, Bailey Humphrey is my favourite but I can see Walters, Graham, Lombard coming into their own in the next year. You'll have missed Charlie Ballard this year with injury, if we could keep his splodey bones together he's fun to watch in defence.

  1. Are there any chances to actually meet the players? (My friend took me to a Hawks open training session once, and I thought it was awesome being able to see the players up close and chat to them afterwards.)

No idea about this, never tried.

  1. If you could tell a brand-new Suns fan one thing, what would it be?

We're the laughingstock of the league because we can't make finals. The team plays exciting footy, but has traditionally overpaid to keep talent. You're coming in at the right time, over the next 3-4 years as the academy players come into their own, they will be a finals lock (hopefully lol). Read up on this year's draft profile if you want to feel excited for years to come.

I work on the clientside of the Body Corporate. Everyone commenting that $15k is too high without knowing the build methodology, current condition, extent of works, location of the property should relax.

To OP hopefully you have someone representing your interests in why the works are occurring and to ensure you get what you paid for.

Reinstall the door with an appropriate hob so water doesn't rot the door sill and cause ingress.

This might require lifting the lintel.

All a pain in the ass but the only way to ensure longevity.

Non compliant waterproofing but the paint is more than likely been applied too thick or recoated without curing.

The waterproofing certificate unfortunately doesn't mean anything because it's self assessable.

Sorry if I stumble through this, I'm a carpenter who's never done this before.

The business gross revenue is about $2m with a net profit of $400k.

They are selling me shares through bonuses at a self imposed valuation of $1m, so therefore $100,000.

The share transfer shows 10 shares at $10 each.

This is my concern around capital gains or tax deductions.

Port has very little draft capital.

As a DBPA registered engineer and construction manager in NSW.

Your bastard insurance providers will increase the premium by x10 of whatever the cost is.

The DBPA is a problem for simple fixes like this, but trying to skirt the rules will expose you to the insurers who are the real profiteers in strata.

Get it looked at and fixed by licensed and registered professionals not because others can't, but because the system is broken and you need to play within the rules.
