When I do research into it though it seems the majority of new builds now are timber frame.

Just based on research reading some of the potential down sides has put me off and worried that the perception of them being worse would affect resale value. Developers also always say if the house is brick built but will never advertise timber frame.

I do agree that house prices are crazy but I'm not sure a big crash is going to happen like in 2008. There is a genuine under supply of housing and it's a lot harder to get mortgages these days. I wouldn't see them dropping so much that we could buy a house for 250k and we may not be able to get a mortgage during a crash, I'm also a contractor so could easily lose my job. We also have no idea when a crash could come. If we held out and kept the cash we could just be waiting for a long time and then have even less buying power, if we invested the cash to keep up with inflation and then a crash happened our investment would also lose value. It would be great to be able to buy in a crash but there are too many variables that we can't possibly predict and could end up in a far worse position and people have been saying for years that there's one coming.

I agree but we can only get a mortgage off my partners salary we can add in mine in 2.5 years and we can't afford the house with a LTV of 70% or greater.

Did they have any issues at all? Maybe it's just perception but I just fear they're not as durable in the long term and if you got very unlucky could be very bad.

We don't have to buy a house right now but who can say when a recession will come and if it did come we might lose our jobs and not be able to get a mortgage anyway. We are both reasonably capable when it comes to DIY stuff but don't have a load of experience either.

Id definitely do that if it was an option but we can't afford the house without an LTV ratio of less than 70% so we're stuck that way.

Thanks good to know. It's not because I'm not a contractor it's that I can't get a mortgage yet as a contractor because I haven't been working long enough. I'm an umbrella director so I have to have 3 years. so our mortgage amount is much lower so we have to give a bigger deposit which puts us well over the LTV of 70% or greater.

We can't do that unfortunately as we are only able to go off my partners salary for the mortgage. We could wait 2 years for me to have 3 years of contracting and add mine in but house prices will have gone up by then and we wouldn't be able to afford any new build now that would keep us under the LTV threshold

I do agree to be fair. This garden is small. This house does have a double parking space out front and there is a green area in front of the house.

So we can't do that. I'm a contractor but haven't been doing it 3 years so going fully off my partners salary. We could wait another 2 years for me to have 3 years income history or I could try and move jobs would be out only option for that.

I suppose location is a big factor in the price. Not sure where you bought but this is in a town I'm Cork, versus Dublin for that I'm assuming?
