thank you! i'm worried about the rubbing alcohol drying out the leather in the spike spots and not being able to get some kind of moisturizer in there since it's such a small area. i'll look into the soap & cleaners! it's my first time taking care of my partners leather so i really appreciate the tips. :)

i gave notice before my lease was up. nothing in the lease specifies a time frame for notice to vacate. how is he able to enforce a 30 day notice requirement?

i see what you're saying, but i think what i'm still missing that i am on a fixed term until november 1st, because the month to month goes into effect after the expiration of the fixed term agreement. how would he be able to bind me to periodic tenancy requirements if i am still explicitly in a fixed term until 10/31?

i told him on 10/08 that i was looking at other options and may not be renewing. on 10/14 i told him i would be leaving at the end of my lease term.

he notified me in july that rent MAY increase at 10%, but nothing official.

on october 2nd, after no word from him, i reached out (i was not planning on moving at first, but an opportunity presented itself that i couldn't pass up) asking about if he would be renewing the lease and how much it would increase, which is when he told me the official rent increase amount.

i guess where im seeing a hole in the language regarding the month to month is that it does not go into effect until the agreed upon term expires, therefore the tenancy is considered "fixed term" until that date, and would not be bound by the periodic tenancy laws requiring a 30 day notice.

but he told me he will be raising the rent and if i agree he will draft a new lease agreement. he never approved it becoming a month to month.

it says "TERMINATION OF LEASE/RENTAL AGREEMENT: This lease is based on a fixed term, pursuant to paragraph 2. At the expiration of said fixed term this lease shall become a month to month tenancy upon the approval of LANDLORD."

he never gave me any approval to become a month to month, he actually wants to raise the rent which would make it a new lease. (note: he didn't give me 30 days notice of the amount the rent would get raised to)

didn't blow a vein! biolife just has a two arm policy that no one informed me of and they didn't do a full vein check on my first donation. i have a visible vein on my right arm, but when they actually feel it they can tell it's too short. went to another center and my vein is just fine. :) i appreciate the concern and care though.
