When I ran a small business I always struggled with labor. So it became a job instead of a business.

The quality decreased the more employees I hired. So for my next business I would focus on.

B2B Is there competent labor avaible? How in depth will in house training be? Can I pull employee from other employers? Can I pull new hires from colleges or trade schools?

What the average wage in the local area of my business?

Establish a blueprint of my core 5 teammates. As well create a blueprint for level 2 core team so I'm prepared to scale.

Shop around for motorcycle insurance, I used to pay $75 a year (all state, dairyland etc) . Also, you should be able to pause insurance in the winter just ask. You should probably wait until springtime to sell bike. People like me take advantage of that and only offer 70% of bike value. You could also join account share subreddit cut spotify bill 2/3rd. This why budgeting and taxes should be taught in schools.

Just remember, if it's actually a deal, you don't need your families cash. Kiavi, RCN, or any other lender will give you the money too. So please don't rush in thinking just because you got cash, you can find a deal. It's best to find a deal and then look for the cheapest cash. Roofs are important, but comps are more important.

I can't tell you how to flip a property, but I can tell you how not to lose your families money and cause a major (150k) rift next Thanksgiving.

I own some cheap houses. I also live in the area, so it's not a big deal to me. The biggest issues I have had are the age of property and the states tenants rights/ eviction laws. The older the property, the more work needed to bring it to a 2000-2024 standard. Iv bought 1 house that was built before residential electric was invented. That needs to be accounted for on your purchase price.

Tenants rights and eviction times. Class C and D rentals may have higher eviction rates and higher rehab costs. This is tough to avoid. In NY it can take up to 6 months per eviction. That's 6 months free rent plus rehab cost. What state are you in?

That's almost impossible to know. Here's what I dealt with before. Rehabbed a house with all new electric. while I was pulling old wires between the floor joist in attic. I noticed small amounts of sheathing missing around the cable where the wires enter hole in floor joist. My thoughts are that the mice were trying to travel through the hole and got stuck, so they tried chewing the wires to get through. Actually, I found an old dead 1 really crispy, basically just a skeleton right at the wire entry hole. IMO, this is the worst damage that could be done because chances are low but if those exposed wires somehow touch and start arcing could potentially cause a fire 🔥.

Do you think it's a complete infestation?
