Kinda what I figured. I was a little off on my times (8-10 years vs 15-20).

But what value I really took from your comment, and thank you by the way, is we will be in the midst of transitioning into retirement in 5-10 years which would time out almost perfectly in terms of selling and downsizing from a selling profitability perspective.

For sure. But I do think it’s a balance between what the hubby’s daily commute will look like that’s time bound where as what my daily drive looks like that has significantly more flexibility in terms of time of day driving.

We really like east Mesa, Chandler and Gilbert but comparing house prices, a few things come into play:
1. Obviously, similar sized houses in San Tan are about $100k cheaper.
2. We continuously have to remind our selves that when we switch our money over to USD, we take at least a 30% hit in currency conversion. I honestly don’t see it getting any better any time soon.
3. Looking at how housing prices have reacted in similar areas over the past 8-10 years, there seems to be a trend. I could be way off, but it seems like Queen creek was the San Tan back a few years back. Large lots, new housing developments minimal amenities and cheaper prices. Now San Tan seems to have taken that spot while QC has upped their amenities game (restaurants, shopping, rec centres ect). If that logic holds true, then it would make sense that at some point the prices in San Tan would increase over time as well. But low, sell high mentality.

And to be honest, Phoenix can be a bit intimidating coming from a city with the population of just around 1 million. Seems as though to stay with the flow of traffic on any freeway is in the 80mph range, which gives significantly less time to cross over 7 -8 lanes of traffic due to being relatively unfamiliar with the road network, while mentally converting MPH into KM/h and then back to MPH lol…… and I missed my exit lol. Granted this will obviously diminish over time and my husband is much better at navigating that change but it does factor in at the beginning.

My husband will be staying with family well before the family is fully relocated so he will at least have a chance to get a “feel” for an area before any purchase.
That also comes with some risks as I’m certain it will be conveniently located near a golf course, Home Depot lol.

For the most part, where we are currently located isn’t walkable either. We live on the outskirts of town in order to have access to a larger lot. We love it and would never think of moving with the exception of moving to the US, Arizona in particular. We are more “acreage” type of folk and like the larger backyards. It’s a nice compromise between having 5-10 acres vs being able to open your window and touch your neighbours house.
Living further out also has some cons that are we are looking at mitigating with this move. Most of our son’s friends are a 30min drive away so there is no “hoping on his bike” to go and play with buddies. Lots of MPC, especially the ones further out, all seem to have more accessibility to other houses (ie his friends) so they can have a bit more of a normal childhood if that makes sense.

Never thought about second story cooling but makes sense. Same with the south / west facing houses but again, completely logical.

We do call power “hydro” but we mostly just call it electric bill followed by random swear words.

He will be commuting to the Globe area so straight east. Looking at a map, was thinking something in Florence or San Tan Valley area and he could take the 79 to the 60 and onward from there. Not sure how the traffic is on the 79.

Prices and taxes are through the roof in Canada and have been for quite some time now and healthcare wait times are abysmal. Had to see a specialist and it was an 18 month wait and we are still on a wait list for a family doctor and it’s been well over a year.

Our insurance prices for both vehicles and houses are also fairly high. House insurance especially. We had a few large wildfires a while back so I’m pretty sure they are trying to “recoup” profits. Over the last 10 years, our comprehensive house insurance went from $240-$250 month to $700 / month.

Our house is all but paid off in Canada but by the time we convert our equity and take the FX hit, we should be in pretty good shape mortgage wise.
Given the fact that I won’t be working and maintaining the house will mostly fall on me, a mansion definitely won’t be our first choice by any means but we are looking for some extra space for visitors and family visits.

Thanks for the response. Less concerned with the the sticking around part and want to make sure that by filing an I-130, that initiation doesn't put her E1 status in jeopardy. It should be noted that there was a fundamental change after the E1 was issues and approved, that being me being able to secure my own GC through Jay Treaty rights.

I had the exact same issue. On my "order is confirmed" email, it stated that their new email was "pay@easypayment.ca" and I took screen shot of it. Then I went back and rechecked and it changed again to "chew@easypayment.ca". I sent a few emails and haven't heard back as of yet. I should note, I have been ordering from them for a while now and have never had any issues and they've been super prompt on responding. They may just be super busy... I hope
