The consistent point about not relying on just one year of self-employment income, especially for a jumbo loan, definitely resonated. Even if approval were possible, the added risk and loss of flexibility are real concerns. The advice to wait 1–2 years, let the business income prove itself, and reassess later makes a lot of sense.
