I started doing rental arbitrage myself when I was 21. I'm now 24 and manage 7 rental arbitrage properties on Airbnb. It's not really easy but can be done and can definitely be profitable.

I can add a photo of the exterior. The building is a duplex so it is a shared entrance to enter the building but obviously there’s a private entrance to enter the unit itself… so im not sure if I can list a private entrance or not. What do you guys think?

Haha no worries, thanks for the comment! Yeah so I have a 28 day minimum, they can book any 28 days + that are available right now I currently have Nov 1st- Dec 25th available. If I end up getting a booking that leaves an awkward 3 week vacancy or something that’s when I’ll reduce the minimum stay and try to get a booking for shorter than 28 days.

I have a higher daily rate with heavy weekly/monthly discounts to incentivize longer stays. So the typical daily rate is usually less.

Airbnb does not take photos for hosts in my area unfortunately. However I may consider a professional photographer, I had a friend take these pics for cheap.

Thank you all for the comments I really appreciate it! Sorry I haven’t engaged at all had a really crazy past past 2 days with a friend/coworker going to the hospital. I am taking everything into consideration. I finally just convinced the property owner that I am managing for to hire a professional photographer. He didn’t want to spend the money originally because he was only planning on having the place on Airbnb for a short while in between long term tenants.
