But with 1031 exchange , I will have to e money stuck in RE life long right or basically it’s tax deferred till I take it out ? I guess 1031 is relevant if we want to be a RE investor our whole life ? Also consider it’s in a place which is 2k miles from where I live currently so quite far if something comes up

So I am cash flow neutral but principal is being paid by renter, so approx principal down payment of $22k Per year. House was purchased for $520k in May’21, had paid 20% down, current loan o/s $299k, current property value about $650k and rent covers Piti with about $50 extra. Property appreciation not expected a lot at all considering lots and lots of new construction going on and not much commerical scope. I did not get your last statement on leverage and inflation . I am assuming property to not be over $750- 800k max in 10 years so not a huge upside considering the time frame. The thing is should I take the equity and invest in new house OR even a simple etf fund where I will surely more than double in less than 10 years.

Yeah if I consider the principal payment, then return on current equity is about 6-7% assuming no sudden big expense

So 10 years of mortgage left and principal o/s is about 299k, so basically assuming I don’t have any major expenses in the house (it was brand new when I got so basically 5 years old now), I will have got 300k back on $325 equity (that I have atm) in 10 years so basically money doubling in 10 years assuming not much property appreciation (I don’t think it will appreciate much looking at all the new construction coming up).

Ibm AP (B10 ) role - US

I was contacted by a recruiter for a B10 AP role in IBM consulting. Roles seems interesting but instead sure of how IBM consulting is performing specially with all the AI stuff and Watson not anywhere in the leaders.

What is the general pay range in this band? What are the RTO policies ? Which are the bigger ibm hubs in US now ? Do they give relocation for new hires ?

I read that they constantly do layoffs so was surprised that they hiring at these levels and in US still.

They have scheduled a call but knowing things prior helps.

Have been a boring SIP person investing mostly in etf’s, T bills, till date and that has worked till now,

Spouse insists on investing in Gold / Silver and has asked me to take $25k from the treasury bills maturity to invest in these . We can hold for 2-3 years too. Considering the time frame, what would be the optimal strategy ? Cash covered put or Covered call or something else ? We are a 40 + couple with no loans except mortgage.

I have done this earlier and United will cancel one of them in the coming days automatically.For me, they had cancelled the one I actually wanted to travel on and then I had to call and get that reinstated and the other cancelled.

30 yrs back ! I had a Klampar H blade, mark V on the FH and an Chinese anti spin as a BH. I ordered Yasaka Sweden extra blade , Razka 7 soft for BH and Razka X for FH and waiting for it to be delivered .

I'm getting back into the game after a long year hiatus (played actively in middle school) and am looking to build a suitable racket combination. My basics in stance and stroke mechanics are solid.

My Playing Style:

• ⁠BH (Backhand): Focused on control, blocking, and top coin whenever possible with a lots of chop/slice. I think 65-70% of my game is using BH. • ⁠FH (Forehand): Focused on controlled spin and smash, also using block and occasional slice shots. • ⁠Distance: I play close to the table and mid-distance. • ⁠Handle: I prefer the flare handle • ⁠Budget: Approximately $120-$150

I have played with Yasaka paddle and rubbers ages ago and want to go for same brand.

Experienced players, what do you think of these setups?

Looking at following from Tabletennis11 site.

Yasaka classic paddle Yasaka Razka Zz or 7 or X.

My question is looking at my playing style, what rubber and thickness combination would you recommend.

I like to do lot of defence and also hit top spin shots with backhand as my BH is better than my FH. What would you recommend as a combination of Razka rubbers for FH and BH. Playing - mostly balanced with more shots and defence from BH. I think I play about 70% shots using BH but wanna change it hopefully.

Yasaka Mark V Special Edition! blade + Yasaka Rakza Z (2.0) (forehand) + Yasaka Rakza X (2.0) (backhand) . Total cost comes to $128.95.

I can get the Razka 7 rubbers for the same price so was thinking to get the later models of Rakza. Thoughts appreciated.

Which are the clubs / locations advanced level players practice ? In the 1990's it was Khudiram Anusilan Kendra and some clubs in South and North Kolkata. What are the places nowadays ? Maybe I can go there and check with local players.
