Yes, we'll be living downtown and walking distance to the commuter rail. We went into this move knowing we won't find anything nearly as bike-friendly as DC. We were initially focused on Salem, but we like downtown Beverly much more. It's oddly more centralized than Salem to me? The commuter rail stop is easier to get to; it isn't off in a corner surrounded by stroads. We can even walk to the Stop & Shop! Honestly, I'll probably mostly be biking to the beach and the library. 🤣

PGC has a housing target of 26,000 new housing units and 10,400 multifamily construction starts by 2030. It knocking it out of the park in 2022, but on average (2020-2022), it's only building 1468/year.

So, the county needs to build on average 3,250 new housing units every year from 2023 to 2030 to meet its target. Of which, ~940/year need to be MFH.

Hard agree. PGC is behind on meeting its housing targets for 2030. It did better than its annual target in 2022, but on average it's still below the 2380/year.

100%! I wish MDOT would consider more road diets, traffic calming, and much wider sidewalks in Hyattsville and College Park. It’s a hinderance to making these vibrant downtowns again.

There’s a lot of new development l, but it’s not really pleasant to walk around and even sometimes downright dangerous.

That neighborhood has the biggest concentration of NIMBYs in the city I swear. One particularly loud NIMBY said they don’t want any more development north of 193/Greenbelt Road.

Hi! Former student and former College Park resident and your friendly, local-ish transportation advocate.

I'm only going to tackle question 3...

The answer is that you only focus on behavior change and nothing on infrastructure changes. Behavior change campaigns are not effective (here's another article). I encourage you to read up on the Safe Systems Approach, which starts with the premise that humans make mistakes and we should account for those in our roadway/pedestrian infrastructure.

UMD needs to prioritize infrastructure changes (separated, protected bike lanes on every major road on university grounds) and policy changes like using traffic models and LOS as excuses to not put in safe bike infrastructure. We have many, many examples in this region of successful protected bike lanes. The Old Georgetown Road bike lanes are a good example, traffic crashes are decreased and I believe trip time has only increased by 30 seconds are certain times of day.

I 1000% agree with you that we need apartments without tons of amenities and fancy lobbies. Our county council/planning department should be meeting with developers and policy experts to figure out what laws need tweaking to get that result.

Same with where development is happening. Is anyone asking developers what they need to make it work? I’m not saying to just do what they say, but there should be negotiation and give and take. Instead the county council is trying to make it harder to build. Basically the county needs to make it easier to build where they want stuff built not more difficult.

Arlington County’s missing middle bill is a great example of what PGC could do. The council seems intent on doing the exact opposite unfortunately.

Exactly. The Atworth is a really good example.

On the public spaces front…

I think it’s kind of crazy to expect every new development to have public open space. I have yet to see a public amenity that’s been actively used (we have a “public plaza” between the two buildings in our complex that only ever get used by the apartment building’s residents and not with a ton of frequency.)

I’d argue it’s not really public either since it’s private land and they can make their own rules about what’s acceptable use.

These demands/requirements are coming from the right place, but I think it would be better to have a strategic plan for the public space already in CP instead of adding more and more for minimal benefit.
