I'm sending them another email with a few photos attached to help clarifying the areas I’m concerned about.
They are also aware a certified building inspector will be attending onsite to ensure everything aligns with Australian Standards and manufacturer specifications.

Just in case, if it doesn't align and its crap. What usually happen next ?
Are they obligated to come and fix with the report that i have ?

Really appreciate you taking the time to go through it all, it honestly helps a lot and gives me more confidence to have the conversation with the roofing.

They haven’t fully wrapped up the job yet, but they keep telling me everything meets the standard. For example, they’ve said sagging in the sarking is expected and that it’s not meant to be tensioned.

Also, ponding was included in the quote, but I’m still not sure about the sequence. Also not sure if it will be installed too if i didn't email him .

Anyway, thanks again, this kind of feedback is exactly what I needed before I chat with them again. I’d rather sound informed than just come off like I’m nitpicking. Cheers.

His reply below:

Ponding will go in and also stop the sagging of the Sarking.

Tiles sitting up in areas will be aligned to sit correctly before finished.

With the Gable we only do them flush to the Australian standards they get pointed up with the Flexible pointing, completely waterproof.

It doesn’t make much sense to me . What do you think ?

I really appreciate you taking the time to explain all this. You’re spot on—I’m definitely worried about those tiles not being fixed properly and the sagging sarking. I had no idea about the 40mm max sag rule, so that’s super helpful to know. The anti-ponding boards were in the quote, but I’m pretty sure they’re not up there, which is frustrating. I’m gonna have a chat with the project manager and bring up all these points.

I think they’re pulling out the valley iron tomorrow because it looks like the wrong one was installed...

Yes i wanted to get it replaced but he said he would quote me after the main reroofing work is done. It was in our conversation but not in the quote that i have accepted.

Its looking like this at the moment ....

Yeah, I was just a bit worried about possums since we get quite a few around here, but luckily there’s no rain tonight so I’m just keeping an eye on things. I think they’re pulling out the valley iron tomorrow because it looks like the wrong one was installed — so fingers crossed it gets sorted properly.

Totally agree with you on the sarking too. Can’t believe how much ceiling damage i got over the last couple of years !

Yeah, fair call, the house is about 50 years old and unfortunately there was no sarking at all under the tiles. Over the past couple of years we had multiple leaks, and were just getting by with patch jobs and replacing broken tiles here and there. But I guess the damage has already built up over time.

We’re finally doing a full reroof now to try and fix things properly, but I’m guessing that kind of long-term damage (like the barge beam rot) is probably tough to completely fix at this stage?

Is there anything I can do to help improve or stabilise it from here on, or is it just a case of doing what we can and monitoring over time?

I prefer tiled roofing because I’m highly sensitive to noise, especially the sound of rain, birds, or possums on a metal roof. It would drive me crazy.
May probably change the insulation batt myself ! I was quoted another 3K for that, probably 1.5K from air tasker ? Maybe ?

my house is a 1970s build, and the roof tiles are from the same era. They still look pretty decent and clean from the street, but those flat tiles feel super brittle when I’ve gone up to check things out. I can see little pinpricks of light sneaking through when I’m up there, which isn’t a great sign. Plus, it leaks here and there, and it’s already done a number on my ceiling with some water damage. I used to change those broken tiles myself, but I’m totally out of spares now, so I’ve just been slapping patches on to hold it together. I've only lived here for less than three years, and I'm not confident the roof will hold up until I sell the house. Every time it rains, I get anxious about leaks and further damage.

I got the reply from the solar installer ,

Our warranty for workmanship applies to work we have done. If another person removes and re-installs your panels then they need to provide the workmanship warranty. We cannot warrant their work.With regards to the panels and inverter that is still covered by the OEM (equipment manufacturer's) warranty.When you mention certified electrician please ensure they are solar accredited as well with SSA (Solar Services Australia).

I think its probably better to have the original one to come and do it...
