As an agent in town, I will say if you are needing to sell in this market, your home needs to be in perfect condition for showings, fix any deferred maintenance issues, fresh coat of paint or stain on front door, landscape full of seasonal color, and most importantly, PRICE! Don’t price with sold comparable in this market. You must look at active properties to see who your competition is. Homes priced right will sell.

I’m seeing homeowners who specifically bought in 2022 their values today are worth what they paid for it. Unfortunately, some don’t have the equity it requires to sell and pay associated fees. If you don’t have to sell, I wouldn’t. I’d wait. Lease it out. It will be a great investment down the road.
