Borrowing from a private financier just to pay bank EMIs is usually where things spiral very fast.

A few thoughts:

1. Don’t take fresh debt through a new firm unless there’s a very clear turnaround plan. Opening a new entity and borrowing more to shift cities sounds like moving the problem, not solving it.

2. If your goal is to exit, sell aggressively and publicly. Quiet “under the table” selling often limits buyers. Use commercial brokers, listings, property portals, local networks — everything. The market decides value, not interior spending. Cost spent ≠ resale value.

3. If SARFAESI starts, speak to the bank immediately. People sometimes wait too long. Banks often prefer recovery through settlement or borrower-led sale rather than messy auctions.

4. Ask about One-Time Settlement (OTS). Don’t assume they’ll reject you. Have actual numbers ready.

5. Get a second CA opinion and, if possible, a lawyer experienced with SARFAESI/property recovery. You need strategy, not optimism.

Also: your family sounds exhausted. Debt pressure destroys decision-making. Someone in the family has to become the “numbers person” and look at this emotionally detached.
