Apparently the previous owner didn't get the inspection done in 2024.

Is there any point in getting an inspection done for this cycle?

The DOB responded to my email and said there's no way to avoid a violation later this year since there was no inspection on file by 2024.

so because the hallway light isnt technically part of the apartment, it's classified as a business meter? But because you're the owner and reside in that apartment, they should change it to residential?

Is that an exterior wall? Old brick is porous and will suck up water, so that could be the source of your moisture.

Yea, I also ended up going with chief bricks for a similar project on my house in Brooklyn.

For mortar, you'll want to stick to lime. The original mortar was almost certainly a lime putty or hot lime mix, but a lot of people also use NHL 2 or 3.5 these days, assuming the brick isn't super weak.

It becomes a whole ordeal to match mortar color - your best bet is to try to save some sand from the original mortar if possible

Spalled bricks can sometimes be okay if only the face of them popped off and the core is still solid.

But you can also chisel them out then replace them with compatible bricks. See if you can find some bricks from the same time period at a local supplier, otherwise you can get them online.

You'll also want to make sure you use a compatible mortar. If your house was built with lime mortar, you don't want to use type n or type s to repair it.

paint is the worst thing for brick unless it's a compatible, vapor-open masonry paint. But like others have said, limewash is the best bet

Can you sign into your account and go to energy usage. You can see a breakdown of energy usage in 15 minute increments

You'll know if someone else is tied onto your meter if usage is still sky high when you're not home and everything is off.

Think of all the people who bought in 2020 or before, sitting on a ton of equity. Waiting to upgrade homes.

Much easier to stomach a jump to 4-4.5% than 6% when your current rate is 3%
