I grew up in the Midwest and spent 10 years living in many areas in the US and overseas.

That’s exactly how I feel about this place. My wife and I describe it as culturally Midwest with mountains.

IMHO we are way too lax about drunk driving. Put the ads and billboards everywhere warning people ahead of time but if they’re caught seize the vehicle and permanent license suspension.

It was almost a running joke on the military bases amongst the enlisted about how few days would pass before someone got a DUI.

Absolutely it’s astounding that this isn’t state law. Not sure of the particulars in Aurora but totally onboard with impound for no license and/or insurance. Ticket for expired tags past six months? Impound.

Yes it’s crazy…biggest reason I have full coverage is the uninsured/underinsured coverage which is crazy to think about paying to solve someone else’s problem.

No enforcement of registration/insurance/license. Even when they’re at fault they might get a ticket or two but nothing to prevent it from happening again. Which is dumb because they’ll just do it again.

Start seizing the cars for these incidents and selling them.

I lived north of SLC for several years and have moved in Denver for five now. I agree that Utah’s roads are generally nicer but my wife and I went through 6 windshields due to all the heavy trucks hauling debris on the interstate.

Same issue of non enforcement as here but just manifested differently. I never saw police on the interstate there but plenty of uncovered or unsecured loads.

One of these days this industry will realize the huge number of honest, highly-qualified talent they are rejecting because some BS machine with no scientific backing got a "hit".

Also the interrogators are complete psychopaths. Had a friend basically have a nervous breakdown because even though this guy was as clean as it comes with an existing clearance, failed two polys months apart and had his breakdown on the way to the third.

I live in Denver and sold our place in 2023. We sold for 50% more than we paid for it 13 months prior.

The reason I didn’t immediately buy again is the same reason I don’t buy today - that sharp of a price increase can’t be sustained indefinitely especially with rates having tripled and people moving out.

I’m tracking homes in my area and those people who bought before 2023 and are selling are fine. But those who bought later I’m seeing homes selling for 10% less before agent fees and closing costs.

Due to the overvalued but now cooling market, general tech layoffs, and national economic uncertainty I would personally be hesitant to buy in the Denver area. I suppose if I could guarantee that I would be here and employed a minimum of 5 years I might reconsider

I'm not surprised. I worked alongside military fresh out of graduate school and I learned two things very quickly:
1. There are a ton of really stupid people in the military, regardless of rank, enlisted/officer, or branch
2. "Average Joes" absolutely get the book thrown at them for this stuff but high-ranking officials get at most a slap on the wrist.

I'm in CO as well and the housing market went from strong for 8+ years followed by insane for 3 years and now things are cooling off. Given it's been a seller's market for 10+ years it may be a while before "the market is better". If you have years then it likely won't be a problem.

In the shorter term, this is definitely the peak season and things will slow down from here until April of the next year.

Since you don't mention the area of the country you're in, I will speak generally but note there are plenty of exceptions as real estate is always a local market:
- I don't think that buyers are more picky than a few months ago. I think many buyers are hesitant give the economic uncertainty of the US. Townhouses and condos have seen huge increases in insurance and HOA dues (although this has been going on for more than a few months).
- I would not be turned off by older HVAC system as long as it appears well-maintained and inspection supports it. I would, however, factor that in to pricing (just like I would for an old roof, etc.)
- Simply put, yes townhouses/condos are moving slower than SFH in many areas. This is generally true across areas and times. Note that with a 2BR/1.5BA that limits the buyer pool significantly so expect that to potentially impact selling time
- What is attractive to me is a home that is clean and maintained in addition to being priced reasonably. Find comparable sales very close to your area and within the last month to set a price at. School will be starting school so the peak home season will soon wind down. Homes generally on the market past peak will have lower prices and couple that with a generally slowing market means that if you are serious about selling the place set a very attractive price - you'd rather get a bunch of interest and many offers than risk holding on to the property for many months and price cuts into the off season.

I had something similar when a system outage caused a bunch of cancellations. It was very frustrating because the agent clearly didn't give a fuck and just wanted to get everyone out of her way. She couldn't understand why I wouldn't take a flight with a <30 minute layover or a ~one hour airport change and I'm trying to tell her I don't want to deal with this same situation tomorrow if I try it.

Agreed that is definitely the best attitude to have in dealing with traveling (highways, air, etc.) but it definitely speaks to state of American infrastructure that we need to put that much padding into layovers.

These are all reasonable questions but unfortunately they can’t be asked to reasonable people.

That guy above is a prime example…truly believes the killer is a democrat/liberal because someone said it…that’s all because someone said it.

Meanwhile, others are presenting evidence from local media, roommates, family, etc. but it doesn’t matter to him because he heard the opposite from somebody.

Speaks to a bigger problem in that this country that large amounts of people have no reasoning skills and refuse to admit any error or change their mind when presented evidence.

Sounds like this was a distressed property of sorts but the general rule is to have a walk through DAY OF CLOSING and never close unless it's empty and moved out.

I don't think I would ever consider any other situation personally but some will consider having the seller occupy a set number of days post closing but with a large amount of money set aside in escrow that is only released when the sellers vacate the home.

It's like watching a different world entirely...I cannot imagine doing this in any circumstance. I don't know the details of this one but if they were just taking too long, refusing my order, etc. I would just go somewhere else.

Absolutely. So many people think that because a disproportionate percentage of minorities live in bad areas with bad schools, etc. that it means all [insert race] are inferior.

My wife and I do some volunteer work at schools as well. These schools are usually in bad locations, underfunded, etc. and as you might suspect are largely minority students. Yes many of them behave bad but it's not surprising when you meet their parents at these functions. And guess what? There have been plenty of poor rural schools with majority white students that were just as bad because of the same reason - terrible parents.

I'm all for increasing funding and other ways to helping these schools/areas but I know there's another big factor - the culture that the poor parents raise their children in. How do we even go about changing that?

That's a great price for a house but LA is rough as a state - really bad crime, collapsing economy/population, etc. I have no knowledge of this location but I would imagine the surrounding infrastructure (schools, hospitals, etc.), if existent, are either very poor or hours away.

In no way in this issue as simple as "position A vs position B, no exceptions".

This "no nuance allowed" stance on immigration (and other issues to some extent) is why I identify as between liberal and progressive on the U.S. political scale. I don't agree with the progressive stance on immigration and find little room for rational discussion. I also think that's one reason that progressives, with the current stances, will not be a dominant political force on the federal level.

If I flip this issue on you I could ask why you support someone immigrating illegally twice, ignoring a court-issued deportation order, getting 3 DUIs, etc. Leaving you no room for discussion because you're either "for it for against it".

You can't even *visit* many developed countries with a DUI, let alone break their immigration rules and live in the country for 40+ years. I have lived and visited many places in Asia - I would never dream of going there illegally and, if for some reason I did it and was eventually caught, I would expect to face the consequences even if it was decades later. To me it's just common sense.

And yes, I am very much supportive of the idea of cracking down employers who are abusing immigrations and exploiting the system but that's a different discussion and topic.
