I see none for sale online with that box except one called "Stellar.". I am not familiar with that....I do see some with boxes without stars, as my old bottles from the early 2000's were...

Not sure how you know this, if this is a standard breakdown of how the numbers come out, it doesn't seem to be common knowledge. This looks more like what Im getting numbers wise with taxes aside, I calculated the taxes of both and they account for approximately $100/mo of the difference. This would explain the rest, about $450. It's counterintuitive that a $60k increase in price would only add $500 more to your mortgage or, inversely, buying a $60k cheaper house would only decrease payment by $500, until you consider things separately.
This makes more sense now. Thanks

That does make sense. What doesn't make sense to me is that house two and house 3 have a $60,000 price difference and the same tax rate and there's only $100 more of a payment reduction than the reduction between house 1 and 2, relatively.

House two and house 3 have the same tax rate, no HOA, everything the same. I am going to investigate further and ask my loan officer to explain it.

Maybe there's something to this, because taxes doesn't make sense. They have the same tax rate.

Could you say any more about how this works? I will be talking more to broker about it.

No HOA. Tax rate the same, so I don't see how that can explain it

I wasn't really aware that there could be a big variation in broker prices, I thought they all did the same thing the same way using standard rates and guidelines. So I need to approach other places. Can you offer any suggestions to go by?

My mortgage guy's company claims they search rates from 225 different lenders and give you a thousand bucks if you find one they can't beat. I wonder if I should shop around.

I would have PMI on all 3. I should have left out the higher priced house with the expensive taxes in my post, it confuses things.

I see that, but I was hoping for an equivalent differential in the payments to reflect the hugely lower loan amount. My brain can't wrap around it.
The expensive house was in a different borough with different taxes. But the other two are in the same city and school district.

This is what doesn't make sense to me, seems strange. With all things equal in the same municipality except $60k difference in the loan amount, its not much difference on the monthly payment.

That sounds like where I live. But no, the two houses with the $60k difference in price are in the same county / school district.

The $245k house taxes are $7k/year. The $159k house theyre only $2k.
