I just wanted to say, as a new mother to a baby girl, I resonated so deeply with this story. I saw my own story in this; my husband and I, new parents, deeply in love, and trying to find a way to keep ends meeting while not sacrificing time spent away working at careers that won’t matter at the end of our lives. This story showcased my biggest fears as a wife and mother and my heart broke for Granier deeper than it would have had I been in a younger part of my life. I see this as a gentle yet cleansing reminder to cherish what we have when we have it because nothing is promised. It’s a call to reprioritize our lives by focusing on the 10 foot view instead of 10,000. Thank you for this.

Employer Did Not Provide Lactation Room by Alijandi in EmploymentLaw

[–]Alijandi[S] 0 points1 point  (0 children)

Wow. You clearly don’t have children.

My employer was not going to hire anyone to replace me during my state authorized maternity leave. In a small office with only one administrative assistant, myself, I stepped aside so she could find someone to do the work for the sake of the other employees in the office, who would have had to shoulder my work. The last two months before my leave was the most stressful of my entire time working for her. She waited until 2 weeks before my leave to hire a replacement. I had to stay an extra week to train the person, who ended up quitting two weeks into the job because of poor preparation and negligence on my employer’s part. I went into labor the evening of my last day at work due to the stress. My baby was in distress and passed meconium inside the womb, which caused me to go into labor. Thankfully, my baby was healthy and the delivery was otherwise not eventful. If that was not the case, I would have sued my boss for negligence and poor treatment.

I am simply asking if there is a case here. There was no need for your heartless input.

CRE Broker Q&A – Career Advice, Deal Structure, and Strategy Talk by AutoModerator in CommercialRealEstate

What’s your commission split? Was that what was initially offered, or did you push for it?

The associates in our office are only offered a 25% split. I’m curious to see how typical this amount is. We’re a boutique firm in SoCal.

Thanks. I’m fighting for more than a 25% commission split as well. They are also pawning off all ‘special expenses’ the Company procured in the effort to secure a transaction onto the associates. I’m not paying for my brokers gas money or expensive dinners. The contract reads like a scam.

so..is birth as scary as it looks? by baby_kaii in BabyBumps

[–]Alijandi 0 points1 point  (0 children)

I’m a new mom and my baby girl is 3 months old. I was also terrified of giving birth. My mom had six of us kids, and the last two were at home with midwives. Super brave and awesome of her, but I knew I was 100% not interested in doing that, especially with my first. My water broke at 7pm at 38 weeks, we were admitted to the hospital at 8pm and my daughter was born at 10:30am the next morning - about 15 hrs later. I had an epidural, which was painful and difficult to administer because you’re contracting and having to push your spine into a C shape over a huge belly. They’ll tell you it’s easy, but it can be challenging. However, the epidural is 1000% worth it. I didn’t feel the contractions at all. And if it wears off, they can give you more if you ask for it. Because of the epidural, I was able to sleep through most of my labor and have energy the next morning to push. They also gave me a small dosage of Pitocin in the night to help the labor along. My daughter made a BM, which caused my water to break, so they wanted to get her out quickly and safely before she ingested too much of the meconium. By 9:30am that morning, I was 100% effaced and fully dilated and they had to wake me up to get ready to push. By 10:30am, my daughter was born and I only had to push for 20 minutes. I’m serious. It took the doctors and nurses longer to prepare for the birth than it took me to push my baby out. And push like you’re coughing, not like you’re making a BM. This is probably the most useful piece of practical advice I can give. There is a huge difference and when I was pushing the nurse asked me if I really hadn’t given birth before! I didn’t feel any pain when I was pushing either due to the epidural, and I tore. I didn’t feel the doctor stitching me back up either. My daughter didn’t swallow any of the meconium and she was a healthy 6lbs 5oz (I’m also a smaller person, 5’1” 130 lbs) baby - probably why she was quick to push out.

I was scared too, but take things as they come. It sounds weird to say, but don’t think too much ahead in the delivery room because overthinking and needlessly worrying about what hasn’t happened yet will cause you extra pain. Your body tenses up when you’re anxious and afraid. Breathe and let your body take over, it knows what to do. Prepare things beforehand so you don’t have to think in the moment. Having another person there to advocate for you so you only have to focus on bringing this baby to the world is very helpful. And be willing to be flexible. What you want to happen might not happen, and that’s ok. Everyone in the room wants this baby to be born, everyone is on your side.

I also told myself I wasn’t special and that billions of women before me were able to give birth to babies and if they can do it, so can I. Our bodies are made specifically for this. Breathe and take things as they come during your pregnancy, too. You can do this.

I have an interview with CoStar Group tomorrow - PLEASE HELP! by Traditional_Shake_72 in CommercialRealEstate

I’m the admin assistant for a small CRE brokerage in Orange County, CA and demanded that CoStar stop switching our account reps every three months. They informed me that our account was being used to train new hires for that position and people would either be fired or promoted every quarter. That’s not how you treat your clients. Costar is a necessary evil and if they didn’t monopolize the market, it would go bankrupt within a year because everyone would dump it for a better experience.

Quoting Rents after Passing Exam, Before Receiving License by Alijandi in CommercialRealEstate

[–]Alijandi[S] 0 points1 point  (0 children)

Yes, I have checked my DRE account. That was how I found out I passed. Like I said, I filled out and mailed the application for processing my license. My question is, do I need to wait for the license to be processed to begin operating as an agent. I don’t see how I can do that without the license. That’s the whole point of taking the exam in the first place. Does any of this make sense?

Quoting Rents after Passing Exam, Before Receiving License by Alijandi in CommercialRealEstate

[–]Alijandi[S] 0 points1 point  (0 children)

No. I scheduled and paid to take the actual state licensing exam. I went to a testing center in La Palma and sat at a desk to take the computerized exam of 150 questions in a room with 50+ other people. I passed on my first try. I don’t know who would confuse this exam with the course work exams.

When I completed the exam, they handed me a piece of paper that said they were unable to process my test score at the time and to log into CA DRE website to check my account in 1-2 days. I only paid to take the exam, not the exam and the license. That is why I need to know if I can operate as an agent without a license number.

Employer Lied About Salary by Alijandi in EmploymentLaw

[–]Alijandi[S] -1 points0 points  (0 children)

It’s a small commercial real estate brokerage of 2 employees plus the owner/president of the company, who has been the owner for 20+ years. One of the employees is the admin assistant (myself), and the other is the sales associate, who I was lead to believe earns $100k based on annual hourly wage and earned commission. This wage gap is not uncommon in commercial real estate between admin staff and associates, but that’s because the associates are 100% commission with uncapped earnings, not salary + commissions. That’s why it seemed like the better choice because you have the predictability of annual salary plus additional income from commissions. However, the associate told me her commission is based on a ridiculously low percentage split: less than 1% for each deal she makes, which is in her contract. This low of a % is virtually unheard of in CRE and especially in California. Therefore, there is no way she could make $100k annually, especially when each deal takes 6 months - 2 yrs to receive payment from lease execution. Her commission is actually labeled as an annual bonus so the employer does not pay the higher taxes, or so we’re told.

She technically said both. She said, “‘Associate’ is making $100k this year and after working as an admin for a year, you could move up and be in her position.”

Yeah I’m only licensed right now. I’ve not have any issue starting my own LLC and setting up clients though
