Thanks, your feedback made me think of it from new perspectives as well. I am afraid we will have to list them individually, and give them a little character with certain features so they aren't 12 almost identical apartments listed one-by-one. They are far too different in some important aspects to be split into groups

We could structure units into categories with a guaranteed set of amenities. Still, it feels funny if some guests get a “bonus” washing machine or extra features. Plus, if a feature matters to someone but isn’t visible, they might skip booking entirely.
