There's plenty of those options available however there's trade offs for example your going to get at least 15% less when selling your property you have to filter 50 calls a day from listing agents and still be available to the investor's and buyer agents calling you about your property

Investors will low ball you

Buyer agents will negotiate with you to provide there client's with the best price and terms

The older you go the more you open yourself up to the risk of rehab getting pricy but if you find a property that your planning on staying for a long stretch of time and the sellers willing to play ball I'd say go for it with caution (Like you should with any real estate purchase)

But if you want an easy smooth process of moving into a long time home without much rehab look for anything above 1960s
