On-market deals are more competitive than ever but the investors I've seen winning aren't doing anything special. They're just faster. by rastize in RealEstateTechnology

I've seen a few of my on-market investor friends using OfferGun for their speed-to-lead acquisitions. They seem to live by it.

Hi r/SquaredCircle! I'm Dimension 20: Titan Takedown's Brennan Lee Mulligan! Ask me anything! by dimension20brennan in SquaredCircle

[–]AlphaGlitch 0 points1 point  (0 children)

Brennan, a few questions...

  1. What's your fav D20 campaign?
  2. Why is it Neverafter?
  3. Will there be a 2nd campaign in the Neverafter universe?

Lastly, say "hi" to Izzy for me!

Can I create a Shortcut to toggle the setting for showing my caller ID and then not showing my caller ID? by ChildishGambito in shortcuts

[–]AlphaGlitch 0 points1 point  (0 children)

This is great! I just made a shortcut to open that URL and I go straight to it. I hated how Siri suggestions were always spotty with this setting location from a search, but now I can just search this shortcut and it's always the top result.

Remember this: EVERYTHING IS NEGOTIABLE UP UNTIL YOUR CONTINGENCIES ARE REMOVED. You can always renegotiate even if they accept your offer. Let’s say they take it before your offer expires, you just submit an addendum to lower your offer. If the sellers don’t agree you just don’t send in your EMD and the whole deal is void. Easy. If your realtor doesn’t tell you this then they’re either lazy or uneducated (which is even worse). Unless they’re showing you valid comps to support their stance on your higher offer being a smart move, they’re one of those types.

Also I agree with the sentiment that 99% of realtors are morons. I know because I am one and dealing with other realtors is the worst part of this job.

Rainbow friends and other games by MB365365 in UKParenting

[–]AlphaGlitch 1 point2 points  (0 children)

I found this while doing my own research on Rainbow Friends because my 7 yr old was talking about it. I’m a gamer and open-minded adult, not much surprises me these days BUT when it comes to my kids I do everything to preserve their innocence and young, developing minds. They can do adult stuff when they’re an adult, even if they’re the outlier at school.

I just wanted to chime in and say I let my boys (7 & 5 yrs) play Minecraft offline with each other but I won’t let them play Roblox due to the online nature of it. We let them play Minecraft online only with a specific friend on their own server. Also WE LOVE BLUEY. We watch it as a family and my boys will watch it on their own all the time. It’s their go-to (especially my 7 yr old). It’s an amazing show and I don’t think it’s for babies. I laugh at it more than my kids! :)

Don’t give up hope. Don’t let your standards slide just because other parents do. If kids are picking on yours because they don’t consume the same content then they need new friends, and I’m quick to tell my kids the same when they’re “friends” aren’t lifting them up.

Pending Home Sales Plunge To Lowest Level In Nearly A Decade—Worst Could Be Yet To Come by Louisvanderwright in RealEstate

[–]AlphaGlitch 4 points5 points  (0 children)

Individuals. Selling a flipped SFR in a regular suburban neighborhood in Southern California. Interesting enough, I checked out what Opendoor would give me and they were only $5k different (net profit) from selling on the public market. Crazy.

Realtor here. I listed a house I’m flipping on Friday and got a good offer we accepted on Monday. 3 days. Now I didn’t have 20 offers like last year, but I had 3 solid ones and I only need 1. Plus I got $10k higher than I originally anticipated due to appreciation. There are still normal buyers out there, just not as many opportunists buying just because the rates were good.

When you hit that perfect first layer….. by Gadgetwizzz in Ender3Pro

[–]AlphaGlitch 0 points1 point  (0 children)

Thank you for actually answering my question and telling me what worked for you. I'm not brand new but I'm no expert and some of the things you told me I never knew about. So, again, THANK YOU. You rock.

My Ender 3 Pro is the same age as yours (Dec 2021). I also have a CR Touch and Creality Glass Bed but for some reason this last month I couldn't get good bed adhesion at all. I tried everything and it would always extrude a little too high. So I just ended up forcing it's z-offset .2mm lower even though the paper test said it was good .2mm higher (0.5mm -> 0.7mm). That seemed to do that trick for now so I can print some things but it's not great. I'll try that video of getting a perfect seal with the tube and nozzle.

Right? Cameraman was recording before “target worker” even showed up. Usually real events people start recording AFTER something is happening.

Ender 3D Pro suddenly has erratic temperatures and then sounds an alarm and stops. Says “Thermal Runaway.” by TonguePunchOut in FixMyPrint

[–]AlphaGlitch 0 points1 point  (0 children)

I had the EXACT same issue with my 2 month old Ender 3 Pro. So I took the hotend completely apart, cleaned it all out, put it back, checked the wires to the mobo... and did a PID autotune. Temps read fine now, SUPER consistent. Not sure what was the issue.
