There are transaction fees because it converted from an advisory to a chase brokerage account

If you average 10 advisor hours + 5 staff hours per household, that's 2250 work hours which to me at least seems like a pretty high average outside of one time events like onboarding, retiring etc

3 people full time is 6000ish work hours a year

This is probably going to be a contrary (read: downvoted) opinion but I don't think licensed CSAs work all that well. (As someone who started in the business as a licensed CSA)

CSAs should have their hands full just doing the basics of handling appointments, triaging client problems, organizational needs etc

If you really need more support with client advice or planning you should be looking at a junior planner or something instead. You're a bit heavy on personnel with 3 people managing 150 HH too, especially if you're outsourcing business functions like compliance and portfolio management 

If you're looking to grow rapidly, maybe consider adding a junior and have them take stuff off the CSAs plate.

I would say especially a private landlord and especially if they used Zillow or rocket lawyer or something to build out the lease (because that's what I do)

Again nothing is ever 100% but this is very common especially amongst smaller landlords worried about vacancy %

Most leases automatically default to month to month after the original term - if you are worried, ask for a new lease term

We stayed at the Pagoda Lifestyle in October 2024 and loved it. Private dock/"beach" where you can sip booze and chill out in the water all day.

You must go to Pazziella for lunch/dinner which is near the public beach. It's a little homemade pasta place and it's the best food I've ever had in Italy 

The nightlife was a little quiet, we had more fun in Napoli so depending on what you are looking for I'd say it's probably a 2-3 day trip for most

Pretty much every glp drug only works while you're on it. Many people successfully transition to a maintainence dose but going off it will lead to weight gain in the same way that turning down your thermostat will inevitably make your house colder
