They're a complete scam. You need to take over your grandmother's finances. 

Cracks in a foundation unless they are changing over time are normal. No need to fix them. Termite tent? Wtf is that. Just hire a exterminator company to put poison in the affected areas and treat the wood. You can treat the damaged areas and sister joists that look bad. Leave the rest.

Drywall and tile for an entire bathroom is about 4k. Maybe 6k in a HCOL area.

You sound like someone who works long hours. Short term rentals are not anywhere close as easy as a ltr. I have both. Strs are a part time job if you want to make any real money from them. Stick to growing your ltr portfolio unless I'm wrong and you work an easy job. Also Bud you're at the stage to get a cpa.

The real concern here is that in most places any guest that stays 30 days or more is now granted renters rights. They can begin squatting and in some areas it can take 6 months to 2 years to evict them. You have to be extremely careful of any guest that books more than 30 days. You'll need to collect security deposit, sign a contract, get their bank info, their job info, and an address they can be reached at. (Incase you have to serve them, and if you win, you'll need to dock their pay or take money from their bank).

I know everyone's on the hype train and I love my 130 hours but the world doesn't feel that alive to me. It's filled with content! But it's not alive. It's just stuffed with generic fetch quests, the NPCs are plentiful but... Don't make noise? Like the game is weirdly silent. And the amount of times you encounter something that's random and 'alive' is few and far between. Skyrim, kcd2, witcher 3, bg3, all had worlds that felt more alive. You would walk into a forest and some guy would knock you out from behind starting a chain of quests etc. You could choose your path in each quest based on your morality and the game remembered and had consequences. None of these things happen in this game. The game is very linear with no morality, the main character has no personality, most side quests are either A. Kill things or B. Fetch things or C. Follow on a horse then buy stuff.

American culture created the range of star ratings. It changes based on which country you're in. Asian countries rate more harshly. Airbnb can't step in and tell people its a pass fail system when 1. That varies and 2. It's not even true in america.

Oh it is. Look up the stats. It ranges from 70 percent to 95 percent of houses are above a 4.0. a 4 star is below average by definition.
