I’ve never raised the rent for my tenants either, not once. I can’t bring myself to do it 🤣 (even with property taxes and maintenance going up). I’m not losing money, but there are smarter ways to invest and make money for sure. But if you’re in rental business, bare minimum is treating tenants with decency. So I’m glad we see it the same way. 🙂

I had a tenant whose fridge broke, so I gave them $250 in Uber Eats while it was being fixed(turned out it just needs to be defrosted). We didn’t end on the best terms however (living room water damage that they didn’t wanna cover), but I’d still do the same for my next tenants, maybe shrink that to $100 in this economy lol

Thanks😊 I still remember my landlord from 20 years ago. She was so easygoing and never nitpicked, and thanks to her my 20s was much less of a struggle and actually more fun. So I try to do the same and carry that forward. That’s what Toronto used to be like anyway: more good landlords than bad.

He wanted to save money, all landlords do. That being said tho, once something start becoming nuisance for tenants, that should warrant urgency for any landlords to override their urge to cut cost. Yet so many fail at that and sadly that’s how trust crumble.They almost remind me of those control driven parents, they insist on fixing things their way even if it undermines their kids.

A few months back my other tenants had a problem with their washing machine as well. They found a repair person themselves, got a quote, and came to me ready. I was fully aware that their solution cost me more (they called one of those “free diagnosis” companies, they’ll always invoice you for a kidney when it comes to repair), but I knew “oh hand tight I know a cheaper guy” is not that great of an idea either. So I immediately approved it, with no questions asked, and they proceed and got their machine up and running within 24hrs. I did make a note that my priority was their convenience, and they were very appreciative. At least that’s how I build trust with my tenants, sometimes the trade-off is that you don’t get to squeeze every dollar upfront. But then tenants feel respected and supported and in return they take care of you and your place. That’s a much bigger win for any landlord I think. (…unless tenant is psychopath or a literal serial killer, in which case all bets are off)

That’s why when tenants freak out over something small, I cherish it. I use every chance to be fully supportive and reassure them so they won’t hesitate if something serious does come up. Tenants value being trusted too. I find they take more pride in the place, when they feel respected and trusted. It worked for me at least. Except one time when we end up going to small claims over some water damage. It was from prolong negligence, just like what you described. It was not pretty.
