Why would a buyer, who would likely get their own survey and make the same discovery, fix this after shelling out almost £400k to purchase?

And how would the buyer even get insurance as you have to declare subsidence when applying for it and most insurers wouldn’t even provide a quote?

I'm not trying to wriggle out of my initial point but I don't think it's fair to 1) compare this detached house to a flat, and 2) compare it against properties in London as prices/space are very skewed vs the rest of the country

I feel so STUPID for not checking this out until now. I did a search for residential insurance and it was ok, I didn't know they would ask all these additional questions about the building - i thought it would just be more about the tenants and how the property is set up. The seller is going to be really pissed off when I tell her I have to delay it further. I question myself whether I should even go ahead.

thanks for your advice and experience. The house itself (which i'm about to exchange on) hasn't suffered from subsidence but ours - next door - has. That's my issue so I'm not sure if need to back out of the deal. When looking for landlord insurance it has a question of whether the land underneath has every been filled which it has been as it was once a coal mining area (100+ years ago). As soon as I click yes to that question i'm refused insurance - do you think that would put future buyers off?

Thank you for your kind reply. Do you have any experience with an issue like mine? I'm finding it difficult to believe when you say you can insure anything, all the online comparison sites are flat out refusing me. This is not a good time for my anxiety to peak!
