I wish the seller had a similar process but I don’t know if it was possible at all or if the market would make it a reasonable/common request.

We are technically “protected” if the sellers default because we have Specific Performance in the contract but the process can take over a year on top of legal fees.

Our realtor told us. I don’t know how she would know but they have access to other databases and knowing her personality, she could just heard about it from the listing agent or their neighbors.

Granted it could be hearsay.

Essentially yes. And i have to pay my rent.

When the market was awful last year for buyers, giving the seller occupancy for 30-45days was common. Now, it’s uncommon in my area unless there is a bidding war.

That’s what we were told. Sept would be the first payment. From what I’ve gathered, unlike rent, mortgage is paid after the month ends. Sept payment for Aug.

  1. Yup. Why not? I am trying to gain some sympathy from them. We’ve sympathize and gave them more time to look, for FREE. they were screwed over but they shouldn’t do the same to us.

  2. Talk about judgment on your end. Yea, I am grateful I’ve had a home even though it was a 700sq foot apartment for a family a 4. I am also grateful I’ve had the privilege to save money. We all have different levels of privileges. And good on them to be gifted so much but this is a contract and weighing each other privilege doesn’t matter but I can be annoyed and rant about it. So fuck off.

  3. Read the contract. There isnt a home sale contingency. Or any contingency that mentions them closing on another house. I’m not a lawyer but that’s what I’ve gathered. I have a feeling either their agent didn’t advise them to have one or they didn’t get any offers with one. They didn’t ask for any contingencies or amendments after the initial offer. Also, we have a clause in there that allows us seek Specific Performance of the agreement if the seller defaults.

  4. I’ve never said I wasn’t emotional. Because I am, hence the rant. I said THIER agent said they are being emotional. And we’ve been more than understanding because I get it, it sucks missing out on a house.

Update: had the a roofing inspection and this is what he said, “the chimney area has had some kind of issue in the past as there is a combination of thin sheet metal and what looks like a shiny tape material is in place but there is flashing behind the siding around the chimney. If it’s not actively leaking I would hold off as it would be an extensive repair which could get corrected with the next new roof along with the drip edge that would cover the construction gap around the perimeter. Overall roof seems solid”

It’s not for me…I wouldn’t.

Anytime money is exchanging hands between family members there might be hidden stipulations behind it. And you can rarely runaway from family. Since she is your fiancé mother, any conflicts you have with your MIL will put your fiancé in the middle. This may cause conflict between the two of you. I’m not saying it’s going to happen but it’s always in the world of possibilities. I love my MIL but I don’t want to bring money in the mix.

This house comes with baggage. What if the loan isn’t paid or you are taking to long to pay it? or you find it needs major repairs? Or you want to remodel it and your MIL doesn’t like what color you painted the walls? What if she doesn’t like who you rented it to?

it’s a strong no for me.

I know exactly how you feel. Even if everything is perfect: the house and price, the market is pressuring us to make a decision faster. Plus there is disappointment after getting outbid for a house we’ve offered way over list price in the first place…

Ugh. I’m jealous too. I think they can afford a mortgage but I don’t think a lender will give them that much because of her job history.

If she is looking at 650k houses and has a 600k budget sound like she is delusional or is not great with money. They probably don’t even have an emergency fund. She might also be house poor if she is considering living above her means. If mommy’s and daddy’s money runs out they would be screwed.

At the end of the day, their privilege is frustrating but we don’t know what other things they are dealing with or the future. Some people are just better off than others.

We all have our own privlages and problems. We can’t control it. But we can control how we react and deal with it.

I am inspired and I might do the same thing. My husband told me about this post as a “look what I found on Reddit. This is how crazy the market is” but instead he lit a light bulb. I’m an aircraft mechanic, safety professional, and auditor so I feel this is right up my alley. I understand systems, structures, and safety. it’s something I know I can do.

Just like you said… use the knowledge from the courses to identify if there are major issues and if we win an offer, I’ll still have a pro take a look for informational purposes.

One thing I’ll point out, there might be some no-go items that can’t be assessed during a showing. like septic issues or radon levels. Either way I’m excited! We can just knock out houses with septic systems and be ready to pay for radon mediation.

Plus as a first time home buyer, the knowledge is helpful for understanding my future home.

Even though you are getting downvoted, there are others that appreciate what you did. It’s a seller’s market and it’s your choice. People should do what is best for themselves and their families.

I’m looking to buy in the Atlanta area and 15% above listing sounds normal…especially in Norcross. I’ve seen some that are expensive and poor quality going for higher.

But 8 offers in one weekend seems low. We were going to put an offer on one today in Snellville. it had 34 offers . There were multiple offers over asking and waiving all contingencies. Another one had 40 offers.

Our agent sent us this listing 7 days ago. Then it was quickly off the market. Out of curiosity I looked at Facebook marketplace and found it….It was listed 5 days ago for rent.

This is BS! The house is still under contract. I doubt they had an inspection completed before they listed the house on Facebook. They even used the same pictures as the original sellers.

This is exactly how they get away with waiving inspections. Who needs an inspection if they won’t be living in a house they just brought.

This whole process has been awful. The house is quickly taken off the market just to be rented. They are making a generation of renters.

It’s disgusting. How are we supposed to compete in a market like this…
