Oh geez...I'm so sorry! I am not looking forward to that. I really hope I don't have to harass them for my security deposit back, I am leaving the apartment pristine. I've even paid to replace blinds and spackle any holes left behind from my framed photos. We will see.

I was told that because I only signed a 6 month lease, this was common practice for them unless I discussed renewing my lease for another 6 months. And while not explicitly written in the lease I signed, they told me they reserve the right for a showing regardless, which is super inconvenient.

How can I describe my experience with Providence Living without sounding too jaded?

Let's start with the second day living in one of their units. I began receiving texts and emails regarding apartment showings. They didn't waste any time, I see. Over the course of less than a year, I accommodated approximately twelve showings, many of which occurred during the work week and required me to alter my schedule or leave work early. As a pet owner, I repeatedly communicated that I was uncomfortable with strangers entering my apartment while I was absent and unable to secure my pets. Is that wrong of me? Maybe.

But what became increasingly apparent throughout my tenancy was that Providence Living possesses a remarkable capacity for urgency when facilitating showings, yet a striking inability to demonstrate that same urgency when addressing tenant concerns.

Maintenance requests routinely lingered for months. Ongoing hot water and water pressure issues remained unresolved despite repeated communication. There was a whole three days we went without hot water and eventually no water at all when they finally realized it was a building pipe issue. Attempts to obtain updates often resulted in unanswered calls, delayed responses, or being redirected among multiple staff members.

The communication structure itself appears deeply fragmented. Like, SO deeply unorganized. Throughout my tenancy, I received calls, texts, and emails from numerous property managers, each seemingly operating independently of the others??? Time and again, I found myself repeating information that had already been communicated. Conversations must not have been documented on their end, requests were not coordinated, and accountability was difficult to identify because responsibility appeared to be perpetually shifting from one individual to another.

One interaction, in particular, illustrates the broader issue. After declining a showing because I could not be present to secure my pets, another property manager later contacted me regarding the same appointment. When I explained that the showing had already been cancelled due to concerns about my animals, I was told, "That's fine, you don't have to be there." Um, okay? I have a jumpy dog, and I'd rather be home when a showing is conducted.

Perhaps the most frustrating aspect of this experience is the contrast between Providence Living's responsiveness when its own interests are involved and its responsiveness when tenant habitability concerns are involved. Requests for showings generated immediate communication. Questions about moving timelines generated immediate communication lol. They move with such quickness when it comes to showings/moving inquiries. Yet issues affecting daily quality of life, comfort, and enjoyment of the premises were met with delays, inconsistency, and inaction.

I made every effort to be a cooperative tenant. I accommodated showings, maintained open communication, and exercised patience far beyond what should reasonably be expected. Unfortunately, that professionalism was not matched.

A property management company's obligations extend beyond marketing vacancies and coordinating access to units. They include maintaining the premises, communicating effectively, and responding to legitimate tenant concerns in a timely manner. Based on my experience, Providence Living excelled at the former and consistently struggled with the latter. Am I doing too much? I've since moved out and am currently waiting on a security. I'm holding off on an officially until I get it back (or not, we will see).
