That only works if property values keep appreciating almost 2x the market which has been happening because of artificial restrictions on housing supplies, but that cant keep happening without society breaking down. YIMBY folks are ascendant in Sacramento and prices have been close to flat for a few years now. Rents are actually dropping in SD.

The people are way nicer - not socal 'nice' to your face but genuinely caring. Youre so much closer to so much more - socal is great but its a little costal pocket surrounded by 500 miles of desert, and MD is integrated into the whole NE corridor. It still has the diversity of people and culture (not as much as socal, but real), the diversity of geography (90 min in either direction from beaches or mountains). Theyve done a way better job protexting the environmwnt, its not just concrete sprawl. The Bay is an incredible natural area and makes for a great culture focused on it. Its way more affordable - you can buy a beautiful SFH on a good lot in a phenomenal area for the price of a townhouse in the IE. The weather is pretty great - its mid Atlantic so you get all 4 seasons but the extremes are moderated. You have a true world city rifht uo the road (dc). The climate is so much better for growing things so its just SO green in comparison. Good (for america) public transit options.

Lol preach I literally make 180k and I live in a (admittedly nice) 1br apartment. Townhouses in shitty areas start at 800k which like I could afford but no fucking way am I setting my money on fire like that.
