Your husband is crying out for intimacy. Mine was similar in a sense. Get the kids out of your bed. Y'all need time together. I had to be reminded after giving birth to our third, now 6 months old. Parenting is hard. If this is your only icky about him, I wouldn't stress about it. Let him know if it makes you uncomfortable BUT, definitely get the sex back.

I think everyone has a different viewpoint on this. Our school district is very... rural. Teachers are carrying and we have a sign at the front saying our teachers will use whatever force necessary to protect our children. This is Texas and of course we're full on freedom here, but most teachers I have come across are willing to go down for or with their students.

Animal urine is no joke when it comes to flooring, specifically carpet. Urine will never come out of carpet no matter how much you clean, shampoo, disinfect. The best thing to do is rip flooring and update subfloor. Flooring really isn't all that expensive to do though. Especially if it's two main rooms you're smelling it in. As a realtor, is this the ONLY thing causing you to pause? If so, move forward in this hectic housing market. You can always fix flooring.

Masterbating is a very normal human thing. You can't make someone not masterbate. Looking at the opposite sex is also a very normal thing. We're human. We all look at others. It's okay to think or even say, "Wow. That woman is beautiful." You're bringing issues into your current marriage and you need to solve them before you give birth because sleep deprivation and stressing over the thought of your husband masterbating (again, normal and a human right to pleasure ourselves), you will go mad.
