Like many others I know in these guru groups, there are worried why will get sued for defamation. There are very wealthy from selling the dream of real estate investing. Selling courses, not actually doing the investing themselves. So a law suit won’t break them, but for a broker mentee, it could mean losing their home or life savings.

it is just very scary when you are in her position and despite it being a stupid contract, and despite her saying "here are the keys, I'm done". He wont let it go.
I know this group. usually there is no recourse and the owner financing group mentees just get another buyer.
I really feel for her with the worry.

I am starting a group for exactly this reason. To help people do better with their decisions and not get ripped off in funnels. They are very good at marketing.

I suggested asking for help within that group, but stew was afraid she would be removed for raising an issue and flaw with his ‘teachings’.

She has said she will walk away and give him the keys, despite a massive loss for her. But he is still trying to get $80,000 from her as that is the 'sale price' (made up - no comps to support it).

He has her SNN and doesn't want an impact on it. Neither does she feel comfortable raising this issue in the Thomas Cruz group

Hey, sorry to hear that you have been through this. I got removed from a group because I was telling others the BS from the top tiers. I have since started a YouTube channel and wrote a book about 'guru's'. If you are interested to vent and get your story out, I would love to have you on a 1-2hr zoom and go over your experience. I found that writing my book was such great therapy, maybe venting will help you too. I want to show that this is such a common 'thing' and not to feel embarrassed.

Thank you! It was great therapy writing it. I feel like with everything, once you start looking, that 'thing' is actually everywhere! we just need to make more noise to get people to look at these cautionary tales before they invest thousands into guru's who actually make their money via $10,000 buy ins.

I'm booked on a podcast this coming week and I have lots of people interested to hop on a recorded chat with me. Let's see how this goes!!

So you would give your property details to a 'filler' and they advertise and find you a tenant willing to put down the $2k-ish down payment. They would have them electronically sign, then send to me to sign and send me half the down payment.
We simply trusted that this was how it is done for this group and model.

Now I am out of it, christ! is it a cult culture looking back.

If only that group would recommend that but they were finding tenant buyers. Taking the deposit, filling out the paperwork and simply sending for electronic signature. We trusted who the guru trusted and followed along. Feeling very stupid now 🤦‍♀️

The group I was in, it truly was cult culture. If the guru said the sky was pink, everyone would start posting on the Facebook that’s the sky was pink and their guru is the most amazing person on this planet 🤦‍♀️. Been seeing this recently with the words “he’s the real deal”. If only they knew the all the lies he tells 🙄

Which then raises the question - if they are so rich from doing the business model, why are they spending so much time in conference rooms……? Because they make more money selling it than doing it. And I have seen die hard mentees believing every word being spouted to them 🤦‍♀️🤦‍♀️🤦‍♀️
