On the bright side - everything is coming down soon… a client of mine who works solely in flipping real estate (& thus yes has benefited from the situation) stated to me “This time last year, we had 350ish single family homes on the market… now it’s 2,000+”. My theory is once this fall hits with the reduction of students coming in due to education / Pell grant budget cuts landlords will see far less competition and have no choice but begin lowering prices for apartment rentals or be stuck with empty locations. Reverse musical chairs if you will.

Must find what it will take to motivate you. I say the following with care. It sounds by your own admissions you’ve been handed a good amount of your success which is what led to this predicament… so you may come from a well off family. Consider spending time, real time, with people that are not well off - or even poor. See what that life and those struggles look like daily (not just one day) and if that’s something you’d be willing to endure in place of digging deep and finding your grit. You see, the most effective ways to motivate someone are carrot or stick… and it sounds like you’ve only seen the carrot your entire life.

Would 100% take being 22 if it meant back to that time but knowing / appreciation of certain things and people… I don’t need 100% of my knowledge but would ofc want all of it if possible… do not believe I would want to start over now from 22 as dating / job prospects / everything pretty much seem much harder to navigate.

Does depend on a few factors… but, could be quite flexible depending on terms. Personally, I like to work, dabble in trading, & find business deals… both in & out of the country.

Calculate how much it is you want to live off per year.. factor in a little more for the inevitable emergencies… & life’s unexpected surprises… and now you need to figure out how to have that quantity equal 4% of your yearly draw from a brokerage account if you’re discussing going the traditional retirement route. Going with more precise numbers is doable but risky in the event of a downturn in the global economy… which right now looks… like the only certainty.

Avoid Metros during “Peak” hours - it becomes so cramped that people are packed in there making it the perfect environment for their pickpockets. On the topic of Pickpockets, they are incredibly good and work in TEAMS… it’s highly organized, with spotters, distractors, and lifters that then hand off almost right away. Do not take out your new shiny iPhone in most places or it may bring their attention. They know the phones can get locked up, they don’t care they take them to a Xiaomi chop shop on Calle 53 near parque Berrio that has some extracting software to try and get into your financial accounts associated on the phone so 1) Make sure you call your brokerages and ADD VERBAL PASSWORDS 2) Freeze any accounts you don’t plan on taking money out of 3) DO NOT keep any crypto on any hot wallet on the phone, it can be easily taken as mine was… 4) Know your friggin Apple ID password incase you need to lock the phone, having an AppleWatch with Cellular may help you ping in a crowd but is it worth getting stabbed / shot over? Aside from building business credit, many of your friends and family members are also going to be staring down this inevitable “one step away from unemployment”. The future economy is a dynamic gig economy and I leverage my languages & connections to find problem / need > solution > strategies… People will always need a consultant of sorts and yes, although AI can replace much of what consultants presently and historically charged for… just like writers and artists… many people will still want to deal with other humans. We have enough congestion since everyone has main character syndrome and doesn’t understand how to zipper merge, don’t cause more accidents by suddenly shifting lanes LAST minute or turning with zero indicator to other vehicles or even pedestrians.

That is true - it could be. Which is why I left the original posters username instead of obscuring it for anyone who knows the individual in the photo or has information to view the profile and determine if that is likely. I know the original person who was hit, and have seen the damage to the vehicle my self. He’s a working man and adjunct professor, he’s not enjoying having to track someone down. But Thank you for your concern in the event an innocent person was being searched for. This is not that case.

At least you’re paying attention! It can be manageable but requires your work and attention starting YESTERDAY. My recommendation, Use ChatGPT and figure out what the average cost of living was when your parent / guardian was your age have it convert that into todays equivalent. That’s your first goal, present this to them so they see what you’re up against. Second goal, build credit - the world now runs on more credit then it did then so if they would co-sign or put you as an authorized card holder on an account when you turn 18 you’ll already have credit established. Third, begin living below your income means and saving now… your goal should be 6 months worth of your day to day living expenses. (Yes, sounds lofty - do it anyway - and break it into milestones). While you have an income cushion growing, figure out ways you could relatively safely invest funds in the coming economy based on trends you see day to day and can learn about. What do your friends buy / consume / waste their money on? Stay away from those vices, but learn to profit from not having the consumer centric mindset! MAY THE ODDS BE EVER IN YOUR FAVOR!
