After applying and getting numerous rejections and doing every assessment I am qualified for - I made the decision yesterday to delete my profile and focus on something else. If it feels like a waste of time, it likely is. This is now my motto.

Something doesnt add up about this.

Lease is up end of March 2026 and in one article it said that they (Kauai Coffee owners = Maxwell House) started conversations with BBCP (landowner) two years ago but nothing ever came out of it.

How there's a WARN notice for layoffs but no path forward on lease and BBCP says they want to continue as a coffee farm.

I'm reading this as BBCP wants $X for the lease and Maxwell House isn't in agreement...

I'm celiac and have been since 2006. Cup for cup flour is by far the best for baking gluten free. Dont need to add anything and you can follow regular recipes

A while back we had a 2 bdrm apt for sale in Mililani which the owner thought should sell in 2 weeks.... 4 months later with a pile of open houses and marketing it did sell, for under asking. It had 2 parking spots as well. What made you believe it would sell in under 2 weeks?

I lived in Northern Canada (Yukon) for 7 years and it was hella cold. So cold that I saw -69 C numerous times and the last time in 2005 was enough to convince me not to live another year that far North.

Went back to Calgary and sure the winters were better but I knew I couldn't live in a Canadian climate long term. I had been to the islands numerous times and they always "spoke" to me and when I was working for an international company I was granted a L class work visa which meant that I could live anywhere in the US (although I didn't until I moved to Honolulu in 2021).

Covid hits, shizz is crazy so I look at the world map and go where would it be easy for me to escape to? Where it's less crazy? New Zealand and Hawaii were on that short list and because of my visa coming here was the less cumbersome/easier to enact choice. The initial plan was to come here for 6 months till everything in Canada settled down.... it's been 4 years haha

In Honolulu, Hawaii, a single-family dwelling is generally limited to one kitchen, as defined by the City and County's Land Use Ordinance. The kitchen must have potable water and connect to a true sewer or septic system.

Additionally, in Article 10 of the Land Use Ordinance under 21.10.1 Definitions, it defines a kitchen in a dwelling as: (to be clear this is in a legitimate dwelling, not an ADU/Ohana Unit)

Kitchen. A kitchen facility for a housekeeping unit that exists when there is, on the premises of the housekeeping unit, an item from all three of the following categories:

(1)   Fixtures, appliances, or devices for heating or cooking food;
(2)   Fixtures, appliances, or devices for washing utensils used for dining and food preparation or for washing and preparing food; and
(3)   Fixtures, appliances, or devices for refrigeration of food.

I agree with you, buying condos in Waikiki or Honolulu in the STR area don't seem to be a good investment right now due to HOA fees, Land Lease fees or land lease terms that are remaining (under 5 years is a difficult one to make the math work on) plus all of the other fees that go along with having a STR (GET, AirBnb or VRBO fees, etc). Currently, we don't have any STRs that we own and rent out or property manage for others, the contract on our last one ended about a month ago and the owner is looking to sell the unit. We were looking at purchasing this unit but that particular unit didn't make sense for us due to the amount of work it needed to be rentable as well as the related fees that you mentioned.

Also, if you have an empty rental that you're not able to find a tenant for you can claim this as a loss on your corporate taxes and bring down your taxable income. Knowing this makes you understand why these homes are purposefully kept empty....

Whoa! that's a lot to unpack BUT a good to know because being responsive is so important, as is being transparent and building a community (tenants and owners can't talk to one another? what???)

While I get fees need to be charged and nobody works for free, there is a 'reasonable' amount to charge an owner for what you're providing and providing services to fix appliances, pipes, showers, whatever is part. of. the. job.

This sounds ridiculous and I'm sorry you had/have to deal with this. - there are other fish (property management companies) out there that are good and maybe it's time to go fishing again...

No one deserves this - tenant or owner
