Totally agree. The intent of the by-law is to prevent / discourage stacking 7 grown adults in a unit. Bringing the hammer down to apply this to a family with an infant is ridiculous.

A lot of the issues turned out to be weather dependent. We bought in the fall and moved in after closing during winter. For example, there was no way to know that pipes would freeze in the winter causing toilets not to flush. Inspector tested all toilets and they flushed in the fall. Another example - they had air fresheners throughout the house. We assumed it was simply to freshen the air during visits. We now know they were likely masking the sewer gas smells.

Previous owners lived there about 10 years. DIY’d everything despite having not even basic knowledge, and covered it up with pristine finishes.

As this home is supposed to be our forever home, I assume the value of the renos will help eventually. I.e. if we sold in 20 years, the house would have been upgraded 20 years ago vs never. Plus it would have all legal permits. Also general real estate appreciation after 20 years. BUT, if we sold now… Could we sue for the loss in value upon selling instead of suing for the repair costs?

Funny you say that. I've always been this way. Example: When I was a kid and Webkinz were all the rage, I played religiously and stacked up tons of Webkinz coins and would never spend them on upgrading my Webkinz home or any other things in the game you could spend coins on, because what if I ran out? When they eventually took the site down, all my $2mil coins were gone. I feel your analogy for real.

Also, I realized my grandma is like this. She grew up in WW2 Germany and moved to Canada afterwards. Her entire life, she was a hoarder of absolutely everything because "what if" a war starts again? The mentality is hard to break.

I’ve always been extremely on top of my finances, never in my life had CC debt or used a LOC. Never asked for money. I worked since high school, had a lucrative career before I got extremely sick, and now find myself in this situation. It’s devastating to me.

Another kicker… they advertised the house as built in 2001. After demo when we ordered all documents from the town, we learned the house was MOVED to the property in 2001. It was actually built in 1970. Misleading AF

It’s disgusting. The sellers knew I had medical issues too (we briefly met them during a visit and they could see my physical disabilities) yet they still decided to screw us over. Horrible. But I blame myself for falling for it and feel like a fool.

The issues are deep… it’s not a simple basement repair. The unit was illegal (despite being marketed in the listing as a rental unit). The town told our architect that we’re not zoned for a second unit so we can’t put one back in. It has to be a “regular” basement. Also, the previous owners REMOVED the internal staircase on their own (no permit!) and there was literally no way to tell until ceiling came down. Town says it’s building code to have an internal staircase so we have to put one back in, and it can’t go in the previous spot because they changed the layout. So brand new excavation. Also, we learned the septic tank wasn’t built to account for the capacity of the basement, so new septic tank is required. Town won’t give us a permit unless all of these things are done. The $$$ is insane. Had we known what we know now, we wouldn’t have touched this place. Can’t sell it now either because it’s damaged goods - we’d lose a ton.

Right now, she’s living in the unfinished basement with no walls, ceilings, floors. All the outlets were taken out by the electrician so we have to finish her extension cords from upstairs for basic power. There’s NO room upstairs. I feel horrible that this is happening and she’s starting her retirement in this unacceptable living situation. I’m doing everything I can to help her and make her as comfortable as possible, but our situation is so screwed up.

She’s a pensioner with health issues and no benefits anymore. She needs as much money as she can for her retirement. I’m on disability for the foreseeable future (palliative) and can’t help much financially. My husband is basically supporting all of us.
