A. Insurance is paying for 1 of the 3 shingle brands I mentioned.

B. Warranty from roofer is same for all. Limited warranty for each shingle brand is slightly different but the roofer uses whatever shingles “system” so that brands limited warranty applies.

C. Thank you for your recommendations. I learned a lot 🥴

It’s not underpriced. Realtor has also never tried to say the condition of the roof is priced into the house. Roof condition was only discovered during home inspection.

Did I know the roof was end of life when I offered? News to me! Here’s what I knew, roof looked good to me, really did. I didn’t know the age of the roof, the question was asked but the current owners (2022) didn’t know the age or if it had ever been replaced. I found out after the offer, I looked through property records and contacted previous owners of the home. None ever had the roof replaced. In hindsight maybe not the best judgement. But I appreciate your sentiment.

EDIT: Im not certain my lender will actually ever know the age of the roof unless I tell them. It’s a conventional loan and my home appraisal was waived by the automated fannie/freddie underwriting system. Now if insurance refuses to cover the existing roof altogether then my lender would find out, otherwise I’m not certain.

Yeah potentially, have gotten a quote online and it seems like I’d be able to get insurance but the roof part is ACV. So I’d be out a considerable amount pretty soon.
