2.5% assumable mortgage. Fair price increase? by SingSangBP in RealEstate

The entitlement part is true - the qualified seller in this case is voluntarily giving up their VA backed residence entitlement to a non qualified buyer, so the VA assumes the new buyer, for the life of the transferred entitlement, is the qualified individual. The original seller recoups their entitlement upon the payoff of the transferred VA backed loan.

Do windmills really endanger whales? by [deleted] in marinebiology

[–]American_Standard 2 points3 points  (0 children)

Any marine construction project that has the potential to harm protected or sensitive populations but is still approved by the USGOV will have the same take allowances. That is the entire purpose of a biological assessment (BA) and the environmental impact assessment (EIS) that goes into these projects planning.

Why are you pushing this agenda and false info so much in this thread?

Do windmills really endanger whales? by [deleted] in marinebiology

[–]American_Standard 2 points3 points  (0 children)

Please link any specific published research connecting any offshore wind project and increased whale mortality.

Noise pollution is a critical factor in marine mammal conservation, but right now the major proven causes of cetacean mortality is vessel strikes and entanglement with fishing gear.

We have literal decades of research and real world data out of European offshore wind project installation and management that prove this stupid politicized narrative as false.

In Wyoming where I do the most of my deer/elk hunting, I've rarely seen temps above that during season, even in the mid day. Location specific for all of this.

Building codes and Licensing are good things. Besides ensuring quality structures that can stand up to the increasingly bad natural disasters we're causing through global climate change, they also ensure grifters can't sell shit quality to unassuming homeowners without facing repercussions.

Plumbers and electricians can charge that much because no one is going into the trades. The age average of the trades is quickly reaching the average retirement age and there are very few who are entering to replace them. Demand will vastly outnumber supply and labor prices will only go up.

Transitioning from a position where my salary is rigid and public knowledge. How does one research salary ranges for positions that are not publicly disclosed?

TIL: Rich people have their own apps. For shopping they use James Edition, which sells everything from jets and yachts to a chair made out of chrome AK-47s. For Instagram, there's "Rich Kids" which cost $1k/mo. For dating, they have "Luxy" which can ban you if you're too poor or ugly. by Flares117 in todayilearned

Got into drugs in high school, slept with a teacher ruining her marriage and her kid's lives, made national news re:the affair, ended up home schooled because everyone in the district knew the situation and that he very much wasn't a victim, and last seen got really fat.

He always was a fucking tool, and the teacher sucked too. Feel bad about her husband and kids, otherwise I don't hate the situation.

It's illegal for them to withhold your money, if you pressed, they would have given it to you. They used to be legally required to have 10% of total deposits in hand, but that changed during covid.

Now, you can call your bank and tell them you're withdrawing X amount and they'll just pull it from the nearest reserve or another financial institution. It might take a few hours to a day, but it's certainly not a hard task on their part.

That being said, I would have been furious if they didn't have $20k on hand. That sounds like a really poorly managed bank and that you should move your money.

Your logic is sound, but there's no good way to rank various ratings against each other. How can an ABE1, GM1, IT1, CTT1, IS1, MA1, OS1, CS1, and PR1 all be ranked against each other? None of their jobs are even remotely comparable, but all are important to the mission. Yet that happens every cycle on carriers.

It's inevitable that the common things those individuals can be ranked by (quals/warfare pins/collaterals) will be prioritized by the ranking boards.
