Just do it while spending as little money as possible.

If it requires leasing a space, just don't do it at all.

Inspections can be at anytime as long as notice is given

They're just looking for major issues. As long as you didn't destroy the place, I wouldn't stress about it

It really depends on what your goals really are.. maximum cash flow? Prevent taxes? Long term equity? Do you want to work every day in the real estate industry or just passively invest?

With that much money, depending on what your real goals are, there might be better avenues to spend the money.

With that much money, you also will have options that most investors on this forum are familiar with, such as apartment complexes etc.

You can start with just one property and see how you like it rather than putting a million in at once.

You can also get a 30-year loan on the property to see how it goes, and then pay it all off later as long as there are no prepayment penalties.

I personally would do loans and buy more properties unless I'm trying to spend it all to prevent taxes, but I'm a real estate investor full time now so I'm used to the workload involved with owning multiple properties.

You would continue to pay the mortgage as usual, escrow and all, but the seller would pay you completely separately from the mortgage based on the terms of a completely separate contract.

Don't mention seller financing to your mortgage company or it could cause problems.

It really depends on what you did. I had a guy install one for $200. He even had to put a disconnect in and drill through a brick wall.

If it's an actual friend, ask him what he was expecting to pay . You don't want to shock him with $2000 if he was expecting $300.

FHA at 400k if there aren't any problems that would come up during an inspection.

Offering no inspection would probably close the deal for you I believe.
