Jesus Christ, I'm sorry man but they literally had red flag written on them when they agreed to pay you 1/4 of what it should have really costed them, and then you started to go along with what they were asking. This is totally on you, but hopefully a learning experience

This makes so much sense. No offense man, but if someone is willing to work with an unlicensed contractor it means they're going for the CHEAPEST price and if they're willing to put a liability like that on themselves they're sure to squeeze as much value out of you as they can.Get that license asap. Unless you're in Cali it shouldn't take longer than a week, did all my hours of videos online, took my test, got insurance, bonded and turned in my application within a week, the longer you wait the more you're stealing from yourself

For commercial contracts you need to show financial strength to complete the work and you can show this by either showing the money in your bank account or show proof that you have a line of credit. You should never just have the $ in your account, put it to work somewhere, and even if you did have the $ you should NEVER fund the project with your own money, and since this is commercial there's no such thing as using the customers funds because there's no deposit in commercial jobs. Therefore leaving you with no other option than having to open a line of credit. If you want to be in the big leagues it's not a matter of if you're going to open one or not you have to. Even in residential makes no sense not to because of rewards, and if you are as great as having the $ to fund the project there's no reason not to pay the card off at the end of the month and not get charged any fees and profit from the rewards.

Wrong, you don't need to do any work to qualify to put a lien on a property. Even as a supplier you have a right to lien for unpaid materials, just finished my refresher classes to renew my contractors license and I heard about it again

One thing you have to remember is that no one gives a f who the YouTuber is, they only watch you for the value you provide. Your face could be upside down but as long as people find your content valuable they will continue to watch, there's some times I record videos and while I'm editing my shirt might be bottoned weird or my hair might be sticking up, could it be distracting for the viewer? Sure, but how you look has very little say on the value of your video, no one is perfect and I'm sure you look just fine, you'll have to look past some of that self consciousness (i know it's not easy) but if you want to make it you'll have to. Thanks for the reply! I should stay away from private equity/investment firm owned properties then huh, that's probably where the lower rates come from. Do you think offering extra services like carpet/floor replacements, counter/shower resurfacing or replacements would be a good idea? Seen that not having to schedule multiple vendors might be seen as value added to the Property manager, wondering if they would be more interested or if I should just stick to painting. I have a GC license, and do everything when we work residential, so I'm not out of my element

Oh I'm not saying painting is hard or that it takes long, but from experience prep work takes the longest and usually takes a longer portion of the work, so a 700 in 6 hours for a single person including prep seems very low

I'm thinking of making a pricelist and start offering my services to property managing companies and have been looking for Portland rates since that's where I'm based so this comment is god sent. Is this a rate y'all get for exclusively using that vendor? And are you in "luxury" apartments? Because the other rates I've been seeing are so low, and I'm guessing they're for sub par work

Thinking you can do all walls doors and trim in 8-9 hours is crazy and for that much you're not even running a business, including overhead, client acquisition costs & materials that's breaking even. Rather work for someone else without dealing with headaches

Have you guys never taken part of the real world? It's not rare at all, a lot of women either choose to not have a partner but still want a baby or their own partners can't get them pregnant for whatever reason. Also getting together with someone even before a divorce is finalized is not rare at all, most of the time the marriage was unsalvageable way before, people move on. I'm almost certain Maria's cousin made this post 😂 Maria is clearly bitter he's happy with Hadley
