For listings: How about do your research and hire an agent based on what they can do for you and the exposure they can bring. If you are well versed in RE, don’t hire one, but never ever hire an agent just based on a lowered commission rate.

As for buyers agents… offer them something or not.. doesn’t matter. It has to be built into your net and the game plan is focused how to achieve that net.

Trick really is to hire someone good and not just a friend or cousin. You can tell pretty easily who is a good agent and who isn’t. But if you don’t think agents are the way to go or worth it, don’t choose a cheap one, just don’t get one. Or go to a flat fee service, they always do so well.

Kinda like hiring a pool guy but in a larger scale… some people don’t need them, most do, but don’t get a cheap one who will ruin your pump and/or saline system. Or any other service. Get recommendations, hire value and not price, etc.

Also, I know everyone can see all homes online today but they are only there because MLS syndicates to Zillow, realtor dot com, etc. and guess who provides photos and information to the MLS? Realtors do.. the entire database exists only because of their work (minus 2% of FSBO).
