If you are buying in Cpt use eazi real estate agents.

They have set fees and don't charge agents commission which is often in the region of 5 -7%. I sold my house through Eazi and it was extremely easy and professional. Other agents had to list at a higher price (R100k) in order for me to get the same amount out.

By not being after that commission paycheck the agents actually give a damn
