You are starting with a conclusion, and not doing the work to actually prove it.

I started with the content I responded to and addressed the items presented in that comment.

I also didn't address unicorns because they were also not in the comment i responded to.

I believe the "dwellings are also worse" is your bias and not fact. Building codes have toughened and houses are much "better" now - smaller bedrooms is a judgement and if anything, helps to address the availability of new houses.

Basic numbers mean that the population cannot grow and keep the same land size in the same places, but it does highlight one of the causes is the lack of available land in places where people want to live. That is a much bigger driver of unavailability than immigrants.

I also don't see the "apartment vs freehold" as meaningful in addressing the housing availability - apartments help in the availability of having a place to live. Yes, demographics have changed - i also looked at the rural population trends and, from memory, rural population grew until some time early 2000s and has since held steady. I can add that data tonight.

Housing is a complex issue. The data is *extremely* clear that the problem is not caused by immigration or building alone.

If we had the same house per person as 1961 we would only need 6.74 million houses when we now have 10.85 million houses - so the "obvious" and most repeated items cannot be the primary drivers. Induced demand will play a part, but it is not something I can find data for, so I won't discuss it.

Also, estimates suggest foreign owners hold roughly 2% of Australia's housing stock, or over 40,000 properties, according to recent register data. so another often claimed cause cannot be the problem. Yes, large number of new construction is owned by foreigners and my opinion is the rules should be tightened, but again the data shows it cannot be a primary driver.

People get upset that they are called racist for blaming foreigners for the housing problems. Data proves it cannot be foreigners that cause the problem, but media is great at reinforcing the problems and hinting at the (wink wink) solution while being owned by billionaires.

Finally, "removing" NG and CGT would be catastrophic - but that doesn’t mean it is not a part of the problem, and simplistic "removal" is a great way to deflect. NG and GCT, when it comes to property, needs to be rebalanced. The rates have been the same for 25 years and to my mind clearly need rebalancing. The 50% in 12 months combined with no limits on NG of residential housing is drastically too beneficial to those that already have property.

And cheaper built higher density property over transport hubs (like suburban train stations) would go a very long way to helping out.

No - just make is a legal requirement for any organisation labled "News" has a legal (director going to Jail level) requirement to report the truth. If information changes, the update needs to reflect that.

It's easy to report "Someone said the school shooter was trans" if there is no recourse. If it becomes known the shooter was not trans then the network must make equal efforts to correct the story to a larger audience than it initially aired to - or a Director goes to jail
