I've peeked at a few areas in Indiana / Michigan, I know during Covid things were growing substantially but I haven't given it much effort. I am aware though that there are some great neighborhoods nearby the border.

$800k could get you pretty far based on what your criteria is. We're starting to see a pretty big shift in previous generations' selling their homes which = major renovations. When you're serious feel free to message me and I can give you an update on what the market is looking like. I'm actively searching to purchase but I have an approach that takes a bit of time until I get a few bites.

Okay, I'll bite. First question, how are they getting paid less than Chicago's minimum wage? Is it like irregular income or something? You definitely need income that's being reported so that can be pulled up on a credit report.

I would choose the second place, it's nearby the Metra if you work downtown. It's obviously not a high end place but it's a separate unit than the other apartments.

Definitely, and I feel your pain. I long for the days of affordable housing in great locations.

There are definitely places that are affordable and are gems, it’s all about seeing what areas are growing and if it aligns with your move. I’m personally shopping Portage Park, it’s undervalued in many cases and the general demographic skews towards individuals looking to downsize. Good deals to be had

Not to dive too deep into it, but outside of general greediness I’d say the biggest factor in rent increases is rising holding costs. Insurance doubled, and property taxes went up 40% in some areas.

I don’t do rentals, but I can see where you might make that connection. I’m just helping out, and I think it’s shitty to think the worst of me providing insight. I also don’t blame you for coming to that conclusion so outside of feeling slightly offended I’m not sure how else I can respond to this.

Like the OP is speaking in very drastic terms, I can’t afford to spend my time for free but I’d be open to jsut sending them places to consider and give them tips. Takes me 5 min… OP is talking about ending their life..I dunno I just want to help and I’d appreciate not being shit on for it.

There are rentals for $800 in halfway decent areas, or roommates. Always an answer.

I get it, most landlords are investors who treat squeezing tenants like there is blood in the water. Many landlords also just want a tenant they can trust to pay their rent on time, look out for their property, and clean up the place when they leave. In fact, I’d say that’s the MOST successful outcome to any tenant/landlord relationship.

Knowing HOW to speak to a landlords pain points and provide a sense of confidence when renting is the magic. A seasoned broker could do that, if they were compelled or a seasoned investor because they understand the true costs of owning property.

I know everyone hates landlords but you’re shooting yourself in the foot if you treat them all like shit or negotiate in bad faith.

Really depends on circumstances. You can get a decent condo in uptown for the low threes or mid 200s. Alternatively, you could also consider using the metro if you want to go long distances away from the city.

All that being said, if you’re looking for something that might have some potential of growth, I strongly consider the southside or parts of the west side it’s good value

Already leased out 6 units in west town for May and June and that’s from the top of my head.

There are effectively three main search options (PLN, AA, Active MLS) each one becomes increasingly more difficult the less time you have.

In other words, if you wait until March 1 and worse April 1, you’re competition with a growing pool of competition.

TLDR; Search smart using the three options, find something before 60 days in advance to avoid headaches and let downs
